In our Property Manager, Industrial role, you will play a critical part in managing the properties, addressing tenant needs, and maintaining positive relationships with clients and tenants alike. This position will office out of our East Rutherford location and support a portfolio in NJ.

What you’ll be doing
  • Tenant Move-Ins:
    Prepare commencement letters and handle lease administration for new tenants to ensure a seamless transition into the property.
  • Acting as a Liaison:
    Serve as a point of contact between tenants and construction management, participate in punch list walk-throughs and follow-up processes, and coordinate finish selections.
  • Tenant Service:
    Respond promptly to tenant needs and requests for service and assistance, ensuring satisfaction and maintaining positive relationships.
  • Long-Term Occupancy:
    Maintain high occupancy rates by delivering superior customer service to tenants, manage operating expenses, capital expenditures, and the overall appearance of the properties.
  • Service Contract Management:
    Evaluate service contract requirements annually and oversee property maintenance contracts to ensure effective service delivery.
  • Repairs, Maintenance, and Inspections:
    Coordinate necessary repairs, maintenance activities, and site inspections to preserve functionality and condition of the properties.
  • Accounts Payable and Receivables:
    Process and approve accounts payable transactions and collect accounts receivable for the properties.
  • Budgeting and Reporting:
    Participate in annual budget preparation and generate monthly variance reports; update data related to lease changes and develop a capital improvement schedule for each property.
  • Operating Expense Reconciliations:
    Coordinate reconciliation of operating expenses with the accounting department and understand lease provisions related to expenses.
  • Personnel Supervision:
    Oversee maintenance and administrative personnel to ensure efficiency and delivery of superior tenant service.
  • Additional Duties:
    Perform other assigned duties to support property management operations.
What you bring to the table

Education and/or

Experience:

  • Bachelor's degree (B.A.) from a four-year college or university, or equivalent combination of education and experience.
  • Related experience and/or training in property management.
  • Current Real Estate sales license or obtain it within six months of employment.
  • 5+ years of experience in property management.

Computer

Skills:

  • Proficiency in Microsoft Office (Word, Excel, Outlook).
  • Familiarity with Yardi Property Management System and other client-required systems.
