Job Description
The Senior Facilities Maintenance Technician is responsible for maintaining and repairing the physical infrastructure of the organization. This role involves ensuring that facilities are safe, functional, and well‑maintained, while also leading and mentoring facilities staff. The Senior Technician will troubleshoot and address complex maintenance issues, coordinate with external contractors when needed, and ensure compliance with safety and regulatory standards. The position is a multi‑trade role performing electrical, HVAC, plumbing, painting, and carpentry maintenance and repair work, all driven by the CHNJ mission of absolute respect and unconditional love.
Dutiesand Responsibilities
- Perform routine maintenance and repairs on building systems, including HVAC, electrical, plumbing, and mechanical systems.
- In plumbing, replace toilets, sinks, faucet sets, drainage piping, unclog toilets, and troubleshoot minor leaks.
- In carpentry, install acoustical hung ceilings, stud walls, drywall, spackling/painting, doors and hardware, trim, and perform minor wall repairs.
- In HVAC, troubleshoot and repair air handling systems, fan coil units, motors, unit heaters, replace filters, belts, seals, bearings, sheaves, air compressors, and pumps.
- Troubleshoot and resolve complex maintenance issues promptly and efficiently.
- Conduct regular inspections to identify potential problems and implement preventive measures.
- Lead and mentor Facilities Assistants, providing guidance and training as needed.
- Assign and prioritize maintenance tasks to ensure timely completion.
- Schedule, coordinate, and oversee the work of external contractors to ensure quality and compliance with company standards.
- Ensure buildings are safe, clean, and well‑maintained.
- Monitor and manage building security systems, including alarms and access controls.
- Respond to emergency maintenance requests and, if necessary, work outside normal hours.
- Ensure compliance with all relevant safety regulations and building codes.
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Conduct safety training and ensure staff follow safety protocols.
- Manage inventory of maintenance supplies and equipment, coordinating with suppliers to order parts and materials.
- Maintain and repair maintenance tools and equipment to ensure they are in good working condition.
- Collaborate with other departments to coordinate maintenance activities and minimize disruptions to operations.
- Communicate effectively, courteously, and professionally with management and staff regarding maintenance issues and status updates.
- Participate in planning and execution of facility improvement projects.
- Deep understanding of building systems and maintenance techniques.
- Leadership and ability to motivate a team of technicians.
- Effective problem‑solving and troubleshooting skills.
- Commitment to maintaining a safe work environment.
- Attention to detail and adherence to high agency standards.
- High school diploma or equivalent; vocational technical training preferred. HVAC Certification and OSHA Safety Certificate are preferred.
- Minimum of 5‑7 years of facilities maintenance experience, with at least 2 years in a senior or supervisory role.
- At least 3 years of HVAC and electrical troubleshooting skills.
- Valid driver’s license (required).
- Strong knowledge of HVAC, electrical, plumbing, and mechanical systems.
- Excellent troubleshooting and problem‑solving abilities.
- Proficiency in using maintenance tools and equipment.
- Ability to read and interpret technical manuals and blueprints.
- Strong communication and interpersonal skills.
- Leadership and team management abilities.
- Basic computer skills and familiarity with maintenance management software.
- Availability to work Monday‑Friday 8:30 AM‑4:30 PM, with emergency response outside normal hours.
Salary: $60,000 a year.

The Senior Facilities Maintenance Technician will work closely with contractors, managers, and facility owners, requiring a man of many trades with skills in HVAC, plumbing, electrical, and general maintenance.
