Maintenance Manager – Brookdale

Responsibilities
  • Manage associates responsible for general operating maintenance and repair of buildings and grounds to maintain proper care of assigned communities per federal, state, local standards and company policies.
  • Supervise community maintenance, housekeeping and laundry staff; hire, train, evaluate performance, resolve disciplinary issues and terminate as needed.
  • Direct workers engaged in interior and exterior maintenance; inspect completed work for conformance to standards and policies.
  • Oversee scheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment and emergency pull‑cord equipment.
  • Coordinate maintenance requests from residents for repairs in their rooms, including plumbing, electrical, heating and lighting.
  • Supervise repairs and maintenance of buildings, including painting walls and cleaning carpets.
  • Ensure proper maintenance of walls, floor coverings, doors and woodwork in common areas.
  • Maintain positive communication with local fire marshal, building inspector, state elevator inspector and other governing bodies.
  • Assess plumbing and electrical problems and determine best corrective action within legal code scope.
  • Review safety data sheets and take necessary precautions for hazardous chemicals.
  • Assess property damage and file claims per company policy.
  • Respond appropriately to resident or community emergencies.
Qualifications

Education and Experience

  • High school diploma or GED and 2–3 years related experience and/or training; or equivalent combination of education and experience.

Certifications, Licenses and Other Special Requirements

  • Valid State Driver’s License required for vehicle travel, as needed.

Management / Decision Making

  • Applies existing guidelines and procedures to make varied decisions within a department.
  • Uses sound judgment and experience to solve moderately complex problems based on precedent, example or reasonableness.

Knowledge and Skills

  • Possesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment.
  • Has working knowledge of a functional discipline and ability to multi‑task and prioritize work.
Physical Demands and Working Conditions
  • Standing, walking, sitting, reaching, climbing, kneeling, and other physical tasks; occasional weekend, evening or night work.
  • Use hands and fingers to handle or feel; lift up to 50 pounds.
  • Possible exposure to drugs, chemicals, infectious or biological hazards; risk of falling, burns, cuts.
  • Requires travel occasionally.
