The Property Controller/Senior Accountant will be responsible for the full-cycle accounting and financial reporting of a diverse portfolio of commercial real estate assets. This role serves as a key bridge between property management and the executive leadership team, ensuring accurate data integrity, robust cash management, and compliance with all reporting requirements.

- Full-Cycle Property Accounting:
Manage the general ledger, AR/AP, and month-end/year-end closing for a portfolio of commercial assets. - CAM Reconciliations:
Lead the annual Common Area Maintenance (CAM) reconciliation process, including the calculation of estimates, year-end true-ups, and audit preparation. - NNN Lease Administration:
Manage and oversee Triple Net (NNN) lease structures, ensuring all recoverable expenses are properly accounted for and billed. - Tenant Bill Backs:
Coordinate and execute accurate tenant bill backs for utilities, repairs, and other reimbursable expenses in accordance with specific lease terms. - Financial Reporting:
Prepare and review comprehensive monthly, quarterly, and annual financial packages, including balance sheets, income statements, and cash flow analysis. - Budgeting & Variance Analysis:
Assist in the preparation of annual operating budgets and provide detailed explanations for monthly budget-to-actual variances. - Cash Management:
Oversee property-level treasury functions, including bank reconciliations, distributions, and lender compliance. - Lease Oversight:
Review lease abstracts and maintain accurate rent rolls, security deposit records, and escalation schedules.
- Education:
Bachelor’s degree in Accounting or Finance. CPA status is highly preferred. - Experience:
5–10 years of accounting experience specifically within Commercial Real Estate. - Technical Expertise:
Deep understanding of NNN leases, CAM recs, and tenant bill backs. - Software Proficiency:
Advanced proficiency in Yardi or App Folio is required. High-level Excel skills (pivot tables, complex formulas). - Skills:
Strong knowledge of GAAP and accrual-based accounting within a real estate environment.
- High level of attention to detail and accuracy.
- Ability to work independently in a fast-paced, entrepreneurial setting.
- Excellent communication skills for interfacing with Property Managers and Executive Leadership.
