Role Overview
As the Community Manager, you will oversee the day-to-day operations of the community (financial, administrative, sales, marketing, and maintenance) and ensure company standards are achieved and excellent customer service is delivered. You will advocate for internal and external customers and represent the company in a professional and courteous manner.
Key Responsibilities- Regularly inspects the property to ensure company standards are met; establishes property compliance with safety, industry, and city/state/federal regulations to ensure safe and stable operation; identifies areas for improvement and suggests actions to improve efficiency, productivity, and profitability.
- Gathers, analyzes, and interprets market and economic trends that may impact the property; implements marketing and leasing strategies to achieve occupancy and revenue goals; monitors traffic, budget guidelines, renewal information, and marketing data to provide up-to-date information as requested.
- Develops resident retention strategies; communicates with residents and responds to service issues in a timely manner; monitors resident satisfaction through in-person interactions or follow-up via call, text, or email.
- Manages and coordinates repairs and maintenance requests; verifies, inspects, and confirms status of vacant units; oversees preventative maintenance programs per BH guidelines.
- Partner with Regional Manager to create operating income/expense budgets reflecting owners’ objectives; ensure budgeting guidelines, purchase orders, and expense monitoring are followed; process payables and purchase orders timely; monitor vendor statements and balances.
- Review monthly income and expense reports; document revenues following lease obligations and accounts receivable policy; collect delinquent accounts per BH policy; prepare weekly/monthly property operation reports (petty cash, variance, leasing, renewal, financial).
- Hire, train, supervise, develop, and mentor property staff; conduct performance evaluations and corrective action as needed.
- Other duties as assigned.
- 3-5 years of property management experience for 300-500 units in one community.
- Ability to travel via car or plane on an average of 20% of the time.
- Advanced MS Office Word/Excel and computer skills.
- Strong written and verbal communication skills.
- Prior leadership experience required.
- High School or GED; some college preferred.
- Where required by law, must have state leasing license or ability to obtain the required license within the timeframe required by law.
