The Newport Restoration Foundation (NRF))https:// is seeking a part-time Preservation Construction Project Lead to oversee subcontracted preservation projects throughout the organization’s collection of 80 historic buildings. Projects will range in size and complexity – from select chimney repointing to whole-house exterior restoration – and primarily be located at NRF’s tenant-occupied Preservation Properties.
This is a temporary, twelve-month position from the date of hire, with the possibility of extension. The individual will need to hold flexible hours to achieve project goals (not to exceed 30 hours per week).
Salary Range: $28/hr - $32/hr
Work Location: Hybrid; remote, and office space at 680 Bellevue or 46 Clarke Streets

Job SummaryWe are seeking a dynamic and detail-oriented Project Lead, Preservation Construction, to spearhead restoration projects that safeguard the cultural heritage of Newport. In this role, you will oversee a network of preservation subcontractors. Projects will range in size and complexity- from select chimney repointing to whole-house exterior restoration- and primarily be located at NRF's tenant-occupied Preservation Properties.
This is an exciting opportunity for a motivated leader passionate about heritage preservation and skilled in managing construction initiatives.

Responsibilities- Lead and coordinate preservation construction projects from inception to completion, ensuring adherence to design specifications, preservation standards and safety. When necessary, research appropriate preservation specifications.
- Work with staff, architects, and other consultants, as needed, to assess conditions, identify solutions, and scope of repairs.
- Assemble scopes of work, prepare bid documents, and perform bid walkthroughs for preservation construction projects.
- Apply for necessary project permits, as needed.
- Carry out detailed documentation of all projects managed.
- Oversee on-site activities to ensure craftsmanship quality, proper material use, and compliance with preservation guidelines.
- Conduct regular site inspections to monitor progress, identify potential issues early, and implement corrective actions promptly.
- Receive and track preservation-related work orders (e.g., chimney leaks) in NRF’s property management system (i.e., Property ware).
- Communicate regularly with Tenant Stewardship Manager to ensure tenants remain informed about project status and impact.
- Foster a team environment that emphasizes safety, quality workmanship, and respectful treatment of historic assets.
- Anticipated projects at Preservation Properties to oversee:
- 3 exterior restorations
- 6-8 roof replacements
- 1-3 masonry wall repairs
- 1 porch repair project
- 3+ years in a project management role.
- Understanding of construction methods (historic and modern), industry standards and best practices, and building pathologies.
- Bachelor’s degree in historic preservation, architecture, construction management, or field experience with proven experience leading preservation or historic building restoration projects.
- Excellent written and verbal communication skills with stakeholders at all levels and present project updates clearly.
- Ability to read architectural drawings.
- Excellent project and vendor management skills.
- Computer literate with proficiency in skills such as word processing, spreadsheets, and file organization, etc.
- Possesses a valid state-issued driver’s license and dependable vehicle to travel to and from project sites and offices.
- Master’s degree in historic preservation, architecture, or related field.
- Experience applying the Secretary of the Interior’s Standards for the Treatment of Historic Properties.
- Prior experience working on culturally significant sites or historic properties.
