Harbour Court is a 10-acre oceanfront estate in Newport, RI — originally an 1905 private estate with Olmsted-designed grounds, now home to a 22,000 sq. ft. historic clubhouse, a 15,000 sq. ft. carriage house, six outbuildings, and a waterfront/dock facility. The AGM / Director of Operations is the senior operational executive responsible for the property's day-to-day management, hospitality experience, estate stewardship, and financial performance.

This role leads a team of ~150 (including ~50 seasonal H-2B and J-1 workers), oversees an $8.0M operating budget and a $1.5M average annual capital budget, and manages the transition between off-season maintenance and a high-volume peak season supporting 15+ regattas a year. The AGM owns food & beverage, lodging, tented events, and facilities — while waterfront and regatta operations remain with the Director of Sailing.

Unlike the General Manager, who holds strategic and governance responsibility across both Harbour Court and 44th Street, this role is focused entirely on operational execution, estate stewardship, capital delivery, and member hospitality in Newport.

Key Responsibilities

Daily Operations & Hospitality

  • Oversee a $3.1M F&B operation, including a 7-day/week, three-meal-period peak season (June–September) across multiple indoor and outdoor venues.
  • Direct a $3.2M special events program spanning private and member events, including high-capacity outdoor tented functions.
  • Manage a $1.7M, 28-room overnight lodging program to luxury boutique hotel standards.
  • Partner with the New York-based AGM on the club store's performance and member satisfaction.
  • Lead seasonal ramp-up: recruiting, onboarding, and training to move smoothly from off-season to peak operations.
  • Direct department head reports:
    Executive Chef, Director of Special Events*, F&B Manager, Hotel Operations Manager, Director of Facilities, HR Director*.
  • Build a collaborative, service-first culture that unites year-round and seasonal staff.
  • Lead visibly, maintain strong member relationships, and run regular staff meetings with clear expectations.
  • Anticipate operational challenges and plan ahead to avoid them.
  • Own P&L for the $8.0M operating budget, including $4.0M in salary and wage expense; track variances closely.
  • Direct the $1.5M/year Capital Improvement Plan with the Director of Facilities — scope, vendor selection, AIA contracts, timelines, and budget.
  • Preserve 10 acres of Olmsted-designed grounds, gardens, and coastal landscape with the Director of Facilities.
  • Maintain 8 structures to a high standard, including MEP systems, commercial kitchens, building envelopes, and coastal storm/winterization protocols.
  • Present to member committees (House, Events).
  • Serve on the Senior Leadership Group with the AGM/Director of Operations (44th Street), Director of Membership & Communications, Comptroller, and Director of Sailing/HC Events.
  • Coordinate closely with the Director of Sailing on regatta hospitality and waterfront/clubhouse logistics.

* Director of Special Events and HR Director have additional dotted-line reporting to the GM on NYYC-wide matters.

Qualifications
  • 7–10+ years of senior hospitality leadership in high-volume, luxury private/resort clubs, or GM-level experience at a lower-volume club.
  • Track record managing significant operating budgets ($8M+) and capital projects ($1.5M+)
  • Regulatory & compliance fluency — health department/food safety, liquor licensing, ADA compliance for a historic structure, coastal/zoning regulations.
  • Experienced in POS, PMS (hotel/lodging), budgeting and reporting tools, seasonal labor scheduling.
  • High emotional intelligence and proven ability to build and lead large seasonal teams under fast-paced conditions.
