Project Manager
The Project Manager is responsible for overseeing the day-to-day execution of construction projects from preconstruction through close-out. This role supports successful project delivery by coordinating with contractors, consultants, and internal stakeholders to ensure work is completed safely, on schedule, within budget, and in accordance with contract requirements. The Project Manager may also oversee Assistant Project Managers and support broader construction and development leadership as needed.
Essential Functions:
Project Coordination & Execution
- Manage assigned construction projects through all phases, from preconstruction through close-out.
- Coordinate activities among contractors, consultants, inspectors, governing authorities, and internal stakeholders to ensure seamless project execution.
- Maintain continuous communication with the owner, design team, and construction manager/general contractor to ensure alignment throughout the project lifecycle.
- Develop and maintain project schedules, sequencing, and overall coordination to support timely project delivery.
- Develop and maintain a strong understanding of project scope, design documents, contract requirements, and budget.
- Track and manage project schedule and budget awareness, ensuring alignment with overall project objectives.
Construction Oversight
- Monitor daily construction activities to ensure compliance with plans, specifications, contract documents, and schedules.
- Verify that materials, equipment, and workmanship meet project requirements and approved submittals.
- Observe material deliveries, storage, and installation to ensure compliance with specifications and proper handling procedures.
- Participate in site meetings, inspections, testing, and commissioning activities.
- Identify, document, and escalate issues related to quality, safety, schedule impacts, or non-compliant work.
- Proactively identify and report potential risks, including unsafe conditions, delays, and issues that may result in claims or disputes.
- Coordinate and oversee access, sequencing, and execution of work involving separate contractors and occupied facility areas when applicable.
Pre-construction Support
- Assist in budgeting, scheduling, and constructability reviews during preconstruction phases.
- Support bid processes, contractor procurement, and scope review to ensure alignment with project requirements.
- Coordinate with design teams to confirm alignment between design intent, budget, and construction schedule.
- Develop a clear understanding of project intent, feasibility considerations, and owner requirements prior to construction start.
Financial & Contract Administration
- Review and evaluate change order requests and provide informed recommendations to the owner.
- Review pay applications and supporting documentation, recommending approval or adjustments based on observed progress and contract compliance.
- Track project costs, commitments, and budgets, assisting in maintaining accurate forecasts, and identifying potential financial risks.
- Support contract administration, including review and management of contract-related documentation and requirements.
Reporting & Documentation
- Attend project meetings as the owner's representative and provide timely written reports and documentation as required.
- Maintain comprehensive project records, including daily logs, correspondence, permits, meeting minutes, submittals, test reports, insurance documents, and other contract-related materials.
- Document site conditions, progress, and issues through written reports, photographs, and field observations.
- Prepare regular project status updates for internal stakeholders, highlighting milestones, risks, and key issues.
- Ensure all project documentation is organized, current, and maintained in accordance with project requirements.
- Maintain continuous record review of field reports, correspondence, and construction documentation for completeness and accuracy.
Quality & Compliance
- Monitor construction activities for compliance with contract documents, applicable building codes, and project specifications.
- Participate in inspections conducted by local, state, and federal authorities and ensure timely follow-up on corrective actions.
- Support resolution of construction issues and coordination of corrective work with contractors and design teams.
- Identify and immediately report unsafe conditions or non-compliant work to appropriate parties and monitor corrective measures.
- Ensure proper installation practices and quality standards are maintained throughout construction.
Project Close-Out
- Coordinate punch list development with the design team and monitor timely completion of corrective work.
- Participate in final inspections, testing, and commissioning activities to support successful project close-out.
- Review as-built drawings, O&M manuals, warranties, and close-out documentation for completeness and accuracy.
