Salary Notes: This position is designated as a Union position. All new hires must start at the entry level rate for this role per the collective bargaining agreement/MOA with OPEIU, Local 6. Pay may advance within the salary band according to the CBA/MOU.
Departmental Mission Statement: The Facilities Management and Capital Planning department manages and maintains 57 state-owned courthouses. Our Capital Planning division supports capital updates to both state-owned and leased facilities throughout the Commonwealth. The Department is committed to effective property management, facility operations, facility capital improvements, and delivering quality customer service in support of the administration of justice throughout the Commonwealth.

Hours:
Monday-Friday, 7:00 am to 3:00pm - This position is considered essential personnel in certain emergencies and may be required to work outside of regularly scheduled hours, including staying late or coming in early.
This position is designated as a union position and is covered by the Collective Bargaining Agreement with O.P.E.I.U., Local 6. - The primary location for this position is Newton, but this position will have travelling between Newton, Ayer and Concord.
Position Summary: Supervises all custodial staff and related work for a number of court facilities that are grouped into a cluster, or for one stand-alone courthouse facility that does not include multiple court departments and is greater than 70,000 square feet. Coordinates installations and repairs completed within assigned facilities. Ensures building cleanliness and infrastructure integrity.
Supervision Received: Works under the direction of the Facilities Regional Manager or designee.
Essential Functions and Responsibilities- Ensures Courthouses are presentable to Trial Court standards and the general public.
- Provides staff supervision for maintenance for Courthouse facilities.
- Operates standard building controls and reports any system failures.
- Operates building control systems.
- Manages job request computer system.
- Completes requests by outsourced vendors and contractors.
- Manages employees and distributes job tasks and direction.
- Prepares building status and/or incident reports for Manager of Facilities as needed.
- Initiates purchase requests and receives and distributes supplies.
- Develops programs or apply for incentive programs to operate more efficient cleaning practices.
- Oversees and performs all aspects of the building including cleaning, maintenance, building systems, exterior grounds, repairs, projects and equipment.
- Maintains a safe work environment and responds to facility emergencies and supervises in house projects.
- Conducts multiple, daily walk through of buildings.
- Coordinates preventative maintenance work on the mechanical workings of the building.
- Assists with upkeep for custodial equipment as necessary.
- Performs other duties as required.
