Position: Business Development / Industrial Real Estate Leasing

Overview

Mainstreet Group, an Indianapolis multi-vertical real estate development company, is hiring a sales representative to lease Small Bay Flex Industrial space to electricians, plumbers, landscapers and individual contractors.

Opportunity

As our Sales Development Representative for our flex industrial division (BUILT), you will drive sales by leasing tenants in our latest flex storage space that is under construction. Pre-lease 50% by construction completion (six-month build process) and have space fully leased within the following six months. And we are on track with additional flex industrial spaces so your efforts will continue to drive new business.

Identify and secure new lease agreements through diligent prospecting to our target market and by networking with commercial bankers, real estate agents, and manufacturers. Target individual contractors, commercial franchisees and larger companies in need of additional industrial and commercial storage space.

Reporting directly to the CFO, you can prosper selling our straight-forward one-year lease terms as negotiating is not necessary. Enjoy working with our fast-growing, entrepreneurial company that values your performance along with your candid yet kind approach.

Key Accountabilities
  • Prospect, cold call, and close new lease agreements with businesses needing industrial or commercial storage space.
  • Build and manage a high-volume outbound pipeline.
  • Research and qualify leads across industrial, commercial, logistics, and related sectors.
  • Conduct discovery calls to understand customer space and storage requirements.
  • Communicate the BUILT industrial storage value proposition.
  • Follow up and nurture prospects through the full sales cycle.
  • Maintain accurate pipeline, activity, and account data in CRM.
  • Meet or exceed monthly and quarterly sales targets.
Success Factors
  • 2+ years of B2B sales experience with an active outreach to prospects.
  • Industry experience in commercial storage space, self-storage, portal storage units, and real estate or experience selling products and materials to independent contractors is helpful.
  • Ambitious and highly motivated to excel with a strong hunter mentality.
  • Proven experience in outbound prospecting, cold calling, and closing.
  • Demonstrated success meeting or exceeding sales goals.
  • Comfortable with high call volume and resiliency to objections.
  • Strong communication and relationship-building skills.
  • Disciplined to execute a sales plan and manage a full pipeline.
  • Tech-savvy with CRM experience.
  • Thrives in an entrepreneurial, growth-oriented environment.
Compensation

Mainstreet Group will compensate your sales talents with a base salary plus a rewarding performance-based incentive plan. First year on-target earnings (OTE) are expected to reach $125K+ with growth in future years as our flex space expands.
