Project Manager
The Project Manager is responsible for overseeing the successful execution of commercial fire sprinkler projects from preconstruction through closeout. This role manages project schedules, budgets, subcontractor coordination, procurement, client communication, and field operations while ensuring projects are completed safely, on time, and within budget.
Projects may include commercial buildings, multifamily developments, healthcare facilities, schools, industrial facilities, mixed-use projects, tenant improvements, and public works projects. The ideal candidate has experience managing fire sprinkler installation projects and possesses a strong understanding of NFPA standards, fire protection systems, and mechanical construction coordination. Fire sprinkler projects require close coordination with other MEP trades, hydraulic calculations, and compliance with applicable fire protection codes.
Key Responsibilities- Manage fire sprinkler construction projects from preconstruction through final closeout.
- Develop and maintain project schedules, budgets, forecasts, and cost controls.
- Coordinate project activities with owners, general contractors, architects, engineers, AHJs, and field personnel.
- Lead subcontractor procurement, material purchasing, and equipment tracking.
- Manage RFIs, submittals, shop drawings, change orders, meeting minutes, and closeout documentation.
- Review contract documents, plans, specifications, and fire protection drawings to identify scope gaps and constructability issues.
- Coordinate fabrication, deliveries, field installation, inspections, testing, and commissioning activities.
- Ensure projects comply with NFPA standards, local building codes, and fire protection regulations.
- Monitor project financial performance, including job costing, billing, forecasting, and profitability.
- Collaborate with field Superintendents and Foremen to maintain project schedules and quality standards.
- Lead project meetings and maintain strong communication with all stakeholders.
- Manage project turnover, punch list completion, owner training, and warranty activities.
- 5–10+ years of experience as a Project Manager within the fire sprinkler or fire protection industry.
- Strong experience managing commercial fire sprinkler installation projects required.
- Experience with commercial, healthcare, education, multifamily, industrial, or public works construction projects.
- Strong understanding of wet pipe, dry pipe, pre-action, deluge, standpipe, and fire pump systems.
- Working knowledge of NFPA 13, NFPA 14, NFPA 20, NFPA 25, and related fire protection codes.
- Experience reviewing fire sprinkler shop drawings, hydraulic calculations, and project specifications.
- Strong understanding of budgeting, scheduling, procurement, contract administration, and project financial management.
- Ability to coordinate multiple projects simultaneously while maintaining schedule and budget objectives.
- Excellent leadership, communication, negotiation, and organizational skills.
- Bachelor's degree in Construction Management, Engineering, Mechanical Engineering, or a related field preferred.
- NICET certification in Water-Based Systems Layout, Inspection, or Project Management is a plus.
- Experience managing projects ranging from $1M to $25M+.
- Familiarity with BIM coordination, AutoCAD, Revit, or fire sprinkler design software.
- Proficiency with Procore, Bluebeam, Microsoft Project, Microsoft Office, and other construction management software.
- Experience with design-build, negotiated, and plan/spec project delivery methods.
