Maintenance Manager

RPM Living seeks a Maintenance Manager to support the Community Manager and Assistant Manager in maintaining both the interior and exterior of the property, ensuring resident satisfaction and operational excellence.

Position Summary

The Maintenance Manager will coordinate maintenance activities to increase net operating income by ensuring high-quality service at or below budgeted levels. The role improves resident retention through prompt, safe, and efficient repairs.

Responsibilities
  • Supervise and ensure the proper maintenance of the property and grounds, directing maintenance staff and developing a highly skilled team of technicians.
  • Maintain the property’s operating budget and secure competitive bids for supplies and services.
  • Process purchase orders and invoices to keep costs under control.
  • Review and prioritize work orders to ensure timely completion and resident satisfaction, maintaining accurate records in the computer software.
  • Oversee maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety codes and supervising construction projects.
  • Troubleshoot and repair HVAC, electrical, plumbing, and other systems to preserve the property’s functionality.
  • Regularly liaise with property managers, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction, while implementing cost‑saving initiatives for review.
  • Implement preventative maintenance plans, respond to after‑hours emergencies, and ensure compliance with OSHA regulations and safety laws, including property inspections and maintaining a drug‑free workplace.
  • Mentor and train the maintenance team to enhance skill levels and deliver efficient services.
Education and Experience
  • High school diploma or GED – Preferred
  • Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
  • Minimum of one year of supervisory experience – Preferred
  • EPA certification required
  • CPO – Preferred
  • Proficiency in Microsoft Office Suite, Project Management tools
  • Valid driver’s license – Required
Qualifications

Experience in multifamily maintenance, supervisory skills, EPA certification, and proficiency with office software are essential.

Physical Requirements
  • Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
  • May be required to push, pull, or lift items weighing up to 50 pounds with assistance.
  • Capacity to bend, stoop, kneel, and use hands and fingers for tools.
  • Good vision for inspections, reading blueprints, and computer screens.
  • Good hearing for verbal communication and to detect noises indicating potential issues.
  • Must operate maintenance tools, including power tools, ladders, and lifts, and use computer equipment.
Work Environment
  • Work is site‑based with time spent outdoors, exposed to the elements.
  • Potential work in confined spaces, heights, and hazardous areas.

Compensation

The anticipated pay range for this opportunity is $33‑$40 per hour plus monthly bonuses and a competitive benefits package.
