Flournoy Properties Group is seeking a Maintenance Director for our brand‑new luxury property,
THE PERRY RESIDENCES in Norcross, GA. The ideal candidate must have 5 years of experience as a Maintenance Director on a 200+ unit multi‑family property and be EPA and CPO certified.

- Assist and complete work orders from resident requests, diagnose defects and perform repairs per policies, procedures, safety standards, and code requirements.
- Oversee “make‑ready” process for vacant apartments: pre‑move‑out inspection, create punch list, schedule vendors, obtain supplies, complete maintenance, and inspect finished work.
- Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, and common areas to reflect high community quality.
- Periodically inspect work by service team, contractors, and vendors to ensure quality and compliance, and develop corrective action plans.
- Maintain inventory of spare parts and materials; work with Community Director to order supplies while staying within budget.
- Complete preventative maintenance procedures and inspections as outlined in the Policy and Procedure Manual.
- Support cost‑cutting and expense control by repairing rather than replacing parts, using materials and equipment efficiently.
- Conduct regular FPG safety meetings, maintain current MSDS sheets, and stay updated on OSHA and other safety regulations.
- Demonstrate customer service skills by treating residents and teammates with respect, responding promptly to maintenance service inquiries and complaints.
- Tour property daily to identify maintenance and liability hazards and report to Community Director.
- Participate in required educational classes, trainings, certifications, e‑Learning modules, maintenance seminars, etc.
