Overview
Under the direct supervision of the Director of HVAC Construction, Branch Manager, or Senior Project Manager, the Project Manager is responsible for managing all phases of commercial HVAC projects from planning to execution to close-out. This position requires solid planning, management, and communication abilities. Responsible for all deliverables of the project.
Responsibilities- Project Management:
Manages projects net revenue of $10MM+; satisfies stakeholder expectations; optimizes the use of organizational resources; capable of effectively managing constraints; leads the project team to achieve objectives; ensures standardization by following processes and accountability; ensures timely and transparent information processing and distribution; communicates professionally (verbal and written); prioritizes tasks; makes decisions to maintain schedules and budgets; self-sufficient in daily operations;
responsible for technical and financial sides of the project; maintains and grows relationships with customers, vendors, and subcontractors; trains and guides other team members.
- Pre-Construction:
Participates in and coordinates preconstruction meetings; conducts detailed project reviews; executes and delegates tasks in the Preconstruction schedule; identifies risks and develops a risk management plan; develops procurement schedule and tracks it; initiates and concludes buy-out process; processes, reviews, and monitors submittals, RFIs, CORs, transmittals, and related logs; develops a detailed HVAC schedule in Microsoft Project; identifies early RFIs; builds a detailed Schedule of Values (SOV) and obtains GC approval;
builds cash flow projections; creates or delegates markup drawings in Bluebeam Revu; oversees electrical verification; delegates buy-out functions; establishes SOW/lead-release with procurement schedule; keeps job folders organized; logs important communications and meeting notes; ensures early release of time-sensitive equipment/materials; reviews purchase order drafts; secures pricing to avoid escalations; develops site-specific safety plans; supports transitioning the project from estimating to project management and meets deadlines.
- Execution:
Initiates execution by timely release and ordering of equipment, materials, and subcontractors; directs and manages all aspects of the project; controls contract scope; ensures accurate data collection and reporting (costs, billings, schedule, budget, scope); coordinates electrical verification, steel, sleeve and block out, and roof details; reviews shop drawings and submittals; manages submittals process; maintains timely and accurate job cost reporting and invoices;
maintains project schedule; reviews BAS control documents; coordinates with controls and startup; coordinates pay requests; controls costs and resources; manages change, CORs/COs processing, and billing cycles; maintains safety standards; manages stakeholder engagement and communications; leads the project team; schedules materials delivery; conducts subcontractor meetings; resolves scheduling issues; performs site visits for progress, quality, and safety; assists field superintendent in resolving field issues;
develops site logistics and lift/rigging plans; authorizes and monitors other direct costs; coordinates inspections; ensures successful inspections.
- Close-Out:
Monitors final stages of project; oversees commissioning and personnel scheduling; ensures final QC/QA and successful startup; manages close-out documentation and final cost reporting; secures substantial completion and close-out activities; ensures retainage is released timely; documents and shares lessons learned with the team.
- Required
Skills And Abilities:
Proficiencies include English communication; ability to plan 1–2 years ahead; collaboration and cross-functional relationship management; understanding of company financial goals; ability to handle confidential information; strong communication, prioritization, and organizational skills; problem-solving and research abilities; proficiency with MS Office, MS Project, Adobe, Vista PM, Bluebeam Revu, Plan Grid, Procore, and related software; effective interaction with general contractors and subcontractors; attention to detail in trades coordination;
leadership capabilities; working knowledge of OSHA safety requirements; ability to anticipate and mitigate field issues; ability to read and write complex technical materials; ability to present information in small group settings.
- Minimum Qualifications:
Bachelor’s degree in construction, engineering, or related field preferred; 5+ years of experience in commercial HVAC; understanding of project management; experience with driving financial results; willingness to travel; PMP preferred; valid driver’s license and clean driving record.
