Responsibilities

A Day in the Life of a Service Technician III (Maintenance Technician III):

As a Liberty Military Housing Service Technician III you will perform general and specialized maintenance and repairs in a multifamily residential community, operate building systems and equipment, and meet quality standards.

Your responsibilities include but are not limited to:

  • Perform most maintenance installations, repairs, and preventative maintenance on building systems and appliances.
  • Test and troubleshoot various items depending on trade expertise, assess function, and recommend repair or replacement.
  • Apply proficient skills in electrical, carpentry, plumbing, HVAC, painting, appliance repair, etc. to ensure quality homes.
  • Complete resident‑requested repairs and services within required time frames (24 hours).
  • Complete all assigned maintenance work on vacant homes to LMH standards.
  • Respond to on‑call service requests and emergency calls.
  • Participate in routine inspections, including QC, move‑in, preventative maintenance, machinery, and appliance inspections.
  • Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal if applicable.
  • Train or guide other maintenance team members in skilled tasks.
  • Occasionally lead or supervise other maintenance team members in absence of management.
  • Maintain and update all assigned service requests using Yardi Mobile until completion and closure.
  • Demonstrate safe use of hand and power tools, equipment, and machinery.
  • Report maintenance concerns for repairs on homes, community, or common areas to supervisor.
  • Attend department or regional meetings, resident functions, seminars, training, and work‑related events.
  • Comply with OSHA regulations, local laws, and LMH SOPs and policies.
  • Follow safe work practices for all trades: lockout/tag‑out, confined space entry, hazardous chemicals, PPE, ladder safety, and elevated surfaces.
  • Operate a company or personal vehicle to travel to various locations for work purposes.
Qualifications

What You Need for Success:

  • Five or more years of related maintenance experience preferred.
  • Intermediate level understanding and experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • HVAC and EPA certifications preferred.
  • Some supervisory or lead experience preferred.
  • Effective communication with co‑workers, managers, vendors, and residents.
  • Expert skills in small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
  • Extensive knowledge of appliances.
  • Basic computer skills (mobile device, PC).
  • Valid driver’s license and ability to operate a company or personal vehicle.
  • Availability for regular on‑call assignments, emergency calls, and overtime as required.
  • Capability to arrive on property for service requests within 60 minutes.
  • Willingness to travel to other regional locations for work, training, meetings, and activities.
  • Physical ability to lift/carry up to 65 lb, reach, stoop, bend, kneel, walk, stand, and climb stairs/ladders.
  • Ability to work in indoor and outdoor environments, in all weather conditions, and in potentially hazardous conditions.
  • Adherence to ADA, FMLA, and other federal, state, and local standards, including productivity requirements.
