Maintenance SuperintendentFull-time Manual Labor Normal, IL, US
MMS Group is looking for a Maintenance Superintendent to manage a 120-unit residential property located in Normal, IL.
Key Responsibilities- Efficiently complete all daily work orders.
- Communicate any delays in completing a work order with the supervisor in the management office.
- Regular maintenance and troubleshooting of electrical, plumbing, appliances, and carpentry issues.
- Assist the property manager in scheduling annual apartment inspections and move‑in/move‑out inspections.
- Work with the office team to ensure all turnover repairs and services are completed on schedule.
- Maintain accurate records for preventative maintenance, building mechanicals, service requests, and apartment turnover status.
- Stay current on all applicable building codes and safety standards.
- Maintain trash areas.
- Apply OSHA knowledge regarding water and gas meter cut‑offs, fixture cut‑offs, and sewer clean‑outs; operate within OSHA standards and company safety policies at all times.
- Respond to emergency calls according to the company's after‑hours emergency policy.
- Assist in snow removal during snow events, if applicable.
- Perform other duties as outlined in the job description.
- Ability to work independently in a challenging environment with minimal direction.
- Solution‑based problem‑solving skills.
- Organizational skills to manage time, prioritize tasks, and organize projects.
- Excellent verbal and written communication skills.
- Strong customer service skills.
- Five or more years of residential multifamily property management/apartment maintenance experience.
- High school diploma or equivalent.
- Proficiency in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
- Valid driver's license.
- Fire safety and boiler license certification.
- Possession of basic tools needed for routine maintenance tasks.
- Physical ability to perform heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying.
