Maintenance Superintendent

Full-time Manual Labor Normal, IL, US

MMS Group is looking for a Maintenance Superintendent to manage a 120-unit residential property located in Normal, IL.

Key Responsibilities
  • Efficiently complete all daily work orders.
  • Communicate any delays in completing a work order with the supervisor in the management office.
  • Regular maintenance and troubleshooting of electrical, plumbing, appliances, and carpentry issues.
  • Assist the property manager in scheduling annual apartment inspections and move‑in/move‑out inspections.
  • Work with the office team to ensure all turnover repairs and services are completed on schedule.
  • Maintain accurate records for preventative maintenance, building mechanicals, service requests, and apartment turnover status.
  • Stay current on all applicable building codes and safety standards.
  • Maintain trash areas.
  • Apply OSHA knowledge regarding water and gas meter cut‑offs, fixture cut‑offs, and sewer clean‑outs; operate within OSHA standards and company safety policies at all times.
  • Respond to emergency calls according to the company's after‑hours emergency policy.
  • Assist in snow removal during snow events, if applicable.
  • Perform other duties as outlined in the job description.

Requirements
  • Five or more years of residential multifamily property management/apartment maintenance experience.
  • High school diploma or equivalent.
  • Proficiency in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
  • Valid driver's license.
  • Fire safety and boiler license certification.
  • Possession of basic tools needed for routine maintenance tasks.
  • Physical ability to perform heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying.
