Overview

We’re looking for a hands-on Maintenance Supervisor to keep our community running smoothly. You’ll lead a small maintenance team, oversee repairs, manage work orders, and ensure apartments and common areas are always in top shape. If you enjoy problem-solving, mentoring a team, and keeping things in order, this role is for you.

What You’ll Do
  • Lead and train maintenance staff to ensure coverage and efficiency.

  • Schedule and complete work orders promptly, responding to resident requests within 24 hours.

  • Inspect apartments, common areas, and grounds to maintain a clean, safe, and well-functioning community.

  • Oversee make-ready preparations, move-ins, and move-outs.

  • Manage maintenance inventory, supplies, and vendor relationships.

  • Ensure compliance with safety regulations (OSHA, EPA) and maintain proper logs.

  • Provide on-call support as needed and help the team handle emergency situations.

  • Participate in daily, weekly, and monthly planning to stay ahead of property needs.

Requirements
  • 2-3 years hands-on maintenance experience, including HVAC, plumbing, electrical, and general construction.

  • Prior supervisory or leadership experience preferred.

  • Strong organizational, communication, and customer service skills.

  • HVAC certification required.

  • Ability to work weekends, overtime, and climb ladders or lift heavy objects as needed.

  • Basic computer skills for work order management and reporting.

  • Must have your own tools.

  • Associate degree or equivalent combination of education and experience.

  • Experience maintaining mechanical systems and performing repairs.
