The purpose of Avalon Bay is to create a better way to live. We are looking for a Lead Maintenance Technician who can maintain and elevate the quality of our apartment communities. This role is pivotal in ensuring the safety, comfort, and overall functionality of our properties.

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas), and waste management systems.
• Assist with creating and organizing work orders and general maintenance tasks.
• Complete assigned work orders and repairs consistent with company operating and equipment/supply standards in a timely manner.
• Ensure vacant apartment homes and car garages are rent‑ready, performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other preparations.
• Train, mentor, and oversee the work of maintenance technicians I and II.
• Conduct apartment preventive maintenance (PM).
• Inspect community’s grounds and buildings daily to identify maintenance needs.
• Maintain incident- and injury‑free safety culture by following all Avalon Bay safety policies and procedures.
• Perform hot works when applicable, including brazing, soldering, and welding within Avalon Bay standards.

• 3+ years of experience in maintenance work, with knowledge of HVAC repair, plumbing, electrical, and general maintenance.
• Valid driver’s license.
• HVAC (CFC) certifications required, or willingness/desire to learn.
• Ability to accommodate an on‑call schedule in rotation with the team each month.
• Strong customer‑service communication skills with associates and residents.
• Ability to read and understand policies and procedures, including Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency policies.
• Knowledge of cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), and ability to apply chemicals properly.
• Knowledge of PPE and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.
