BUILDING STANDARDS INSPECTOR III Division: BUILDING STANDARDS Department: ENGINEERING/PUBLIC SERVICES General Statement of Job
Under general supervision, performs plan review and inspection of residential and commercial construction to ensure compliance with applicable building codes and related ordinances. Performs duties of Superintendent of Building Standards in their absence. Reports to Superintendent of Building Standards.
Specific Duties and Responsibilities Essential Job FunctionsThe list of essential functions, as outlined herein, is intended to be representative of the tasks performed within this position title. The omission of an essential function does not preclude management from assigning duties not listed herein if such functions are a logical assignment to the position.
Performs commercial and residential plan reviews; reviews documents, specifications, and calculations to ensure compliance with adopted codes. Researches and reviews adopted codes for use in determining code compliance of documents submitted for review. Completes plan review checklists. Communicates plan review comments, approvals, etc., in a clear and concise manner, with applicants.
Performs routine-to-complex inspections of commercial and residential building construction and renovations for compliance with applicable building codes (structural, mechanical, plumbing, electrical, and accessibility) and related codes and ordinances. Maintains accurate records of inspections. Communicates inspection results with contractors, architects, engineers, and homeowners. Performs re-inspections as necessary.
Attends and participates in training/continuing education as required to achieve and maintain required certifications.
Provides building code interpretations to design professionals, contractors, owners, and the general public.
Prepares and/or generates documents to include reviews, notices of correction, daily inspection record, mathematical calculations and emails.
Schedules daily inspections and meetings as required. Coordinates daily activities with coworkers to accomplish stated duties. Relays results of inspections and daily activities to supervisor.
Assists the Superintendent of Building Standards with all department functions. Performs duties of Superintendent in their absence.
Utilizes a variety of tools to include electrical test instruments, measuring devices, basic hand tools, ladders and writing devices.
Operates desktop PC and utilizes a variety of computer software programs such as Microsoft Office, permitting & inspection, etc.
Operates and maintains assigned vehicle.

Each employee must follow safety training and instructions provided by their supervisor. Each employee must also properly wear and maintain all personal protective equipment required for their job. Finally, each employee must immediately report any unsafe work practices or unsafe conditions as well as any on-the-job injury or illness.

Assists with permit and contractor licensure enforcement.
Performs other duties as required.
Minimum Training and ExperienceRequires a Technical College diploma in a job‑related field, supplemented by five-plus years of experience in field inspection and plan review, or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities. Must possess a valid state driver’s license. Required to possess or readily obtain International Code Council Combination Residential Building Inspector, Combination Commercial Building Inspector, and Commercial Plan Review certifications.
Minimum Qualifications or Standards Required To Perform Essential Job FunctionsPhysical Requirements:
Tasks involve the ability to exert moderate, though not constant, physical effort, typically involving some combination of climbing, balancing, stooping, kneeling, crouching and crawling, and the lifting, carrying, pushing and/or pulling of objects and materials of moderate weight (up to 20 pounds).
