Royalty Roofing is seeking a Commercial Roofing Estimator & Technical Specialist to support our growing Commercial Roofing Division.

This position combines commercial roof inspections, leak investigations, estimating, material takeoffs, proposal development, and value engineered roofing design. Working directly with our Commercial Roofing Division Manager and sales team, you will help develop roofing opportunities and create the technical documentation that drives project sales.

The ideal candidate combines commercial roofing experience with exceptional technology skills and enjoys diagnostics, estimating, problem solving, and building professional project documentation.

This role will serve as one of the primary technology and systems resources within the Commercial Roofing Division.

A typical week may include inspecting commercial roofs, investigating leaks, developing repair and replacement scopes, creating estimates and proposals, utilizing technology to organize project information, and supporting sales representatives as they pursue opportunities.

This position reports directly to the Commercial Roofing Division Manager and is based out of our North Canton office.

This is not a production management position. This is not a crew leadership position. This is not a project management position.

Instead, you'll serve as the technical expert supporting our commercial sales team by:

• Identifying roofing issues and opportunities
• Investigating leaks and roof failures
• Designing practical roofing solutions
• Building accurate estimates and material takeoffs
• Creating professional proposals and photo reports
• Utilizing technology to improve accuracy, speed, and organization

• $25-$35 per hour based on experience

• Perform commercial roof inspections and condition assessments
• Investigate active roof leaks and identify root causes
• Document roof conditions through detailed reports, photos, and recommendations
• Evaluate roof assemblies, drainage systems, flashings, penetrations, rooftop equipment, and overall roof condition
• Measure roofs using aerial measurement software and field verification
• Identify repair, restoration, maintenance, and replacement opportunities

• Build accurate estimates for repairs, maintenance programs, restorations, and roof replacement projects
• Design value engineered roofing systems that balance performance, budget, and long‑term value
• Create complete material takeoffs and procurement lists
• Enter estimates into company CRM and estimating software
• Build professional customer proposals including photos, specifications, scope details, warranty options, and recommendations

• Partner closely with commercial sales representatives to develop roofing opportunities
• Develop repair, restoration, maintenance, and replacement scopes
• Provide technical recommendations and roofing solutions
• Serve as the technical resource throughout the estimating and proposal process

• Respond to emergency leak investigations and service opportunities
• Diagnose roofing failures and recommend corrective action
• Develop repair scopes and pricing
• Complete minor emergency repairs and temporary weatherproofing when necessary
