We are seeking a results-driven, detail-oriented Housekeeping Manager to lead our property turnover operations across our portfolio of luxury vacation rentals. The ideal candidate thrives in a high-stakes, fast-paced environment and possesses deep expertise in short-term rental operations along the Brunswick County coast. You will directly oversee all turnaround logistics—with a heavy emphasis on peak Saturday check-out/check-in windows (10:00 AM – 4:00 PM)—managing cleaning contractors, quality control inspectors, linen logistics, and guest readiness standards.

• Saturday Execution:
  Lead dynamic, real-time dispatching during Saturday turnover windows to ensure 100% on-time check-ins.
• Vendor & Crew Management:
  Recruit, onboard, schedule, and evaluate independent cleaning crews and inspectors.
• Linen & Supply Chain Management:
  Oversee central laundry/linen distribution, manage inventory in supply closets, and restock guest amenity kits.

• Property Inspections:
  Conduct rigorous pre-arrival audits and random spot checks ensuring properties meet brand cleanliness guidelines.
• Damage & Maintenance Triage:
  Identify, document, and report guest-caused damages, missing items, or maintenance issues (HVAC, plumbing, pool/spa) immediately upon property entry.
• Deep Cleans & Off-Season Upkeep:
  Plan and execute bi-annual deep cleans, carpet extractions, and owner-offseason maintenance schedules.

• Software Management:
  Utilize property management and turnover software (e.g., Breezeway) to assign tasks, monitor field progress in real time, and track property readiness.
• Cost & Budget Control:
  Manage piece-rate cleaner pay, supply expenses, and linen loss metrics to maintain operational efficiency.

• Experience:
  
  3+ years in property management, hotel housekeeping management, or vacation rental operations (coastal/seasonal market experience strongly preferred).
• Leadership:
  Proven track record of managing and retaining vendor networks or independent cleaning teams.
• Flexibility & Availability:
  Must be available to work weekend shifts throughout peak season (Memorial Day through Labor Day).
• Tech-Savvy:
  Comfortable using mobile operations software, smart locks, and smartphone communication tools.
• Mobility:
  Valid Driver’s License with a reliable, clean vehicle capable of hauling supplies or emergency linens between properties.
• Problem Solver:
  Calm under pressure with a proven ability to handle same-day operational bottlenecks and unexpected crew call-outs.
