Base Pay Range: $16.00/hr – $18.00/hr (based on skills and experience).

As a Maintenance Technician, you will be integral to maintaining the excellence and functionality of the homeowner’s association, ensuring a safe and comfortable environment for residents, guests, and staff.
Responsibilities
- Inspect the interior and exterior of the property regularly and report deficiencies to the Maintenance Supervisor or General Manager.
- Perform routine maintenance of mechanical systems, HVAC, and life safety fire alarm systems.
- Apply basic knowledge of electrical, plumbing, carpentry, and repair work.
- Maintain cleanliness of common areas such as hot tubs, the maintenance office, tool storage, and parking garage.
- Replace light bulbs, ballasts, and conduct general maintenance duties.
- Learn and operate computer software for programming key cards, ski lockers, and entry/exit parking gate systems.
- Manage trash removal and operate a Tool Cat forklift for dumpster relocation.
- Perform snow removal from low‑hanging roofs and sidewalks.
- Maintain hot tub chemical checklists and troubleshoot chemical feeders and plumbing lines.
- Be on call for after‑hours emergencies.
- Participate actively in a work‑team environment, sharing knowledge and skills with all team members.
- Perform other related tasks as needed.
Qualifications
- High school diploma or equivalent; associate’s degree in facilities management or related field preferred.
- Experience in mechanical maintenance, HVAC, or facilities work.
- Basic understanding of electrical and plumbing systems.
- Valid forklift certification or willingness to obtain one.
- Strong communication and teamwork skills.
- Ability to handle after‑hours emergencies and on‑call duties.
