Outer Banks, NC | Full-Time, Year-Round | $45,760–$52,000/year (based on experience)

Sun Realty has managed vacation homes on the Outer Banks for over 46 years. We're hiring a Maintenance Technician to keep our homeowners' properties in top shape and our guests' stays problem-free.

What you'll do

• Troubleshoot and repair issues across assigned properties — plumbing, basic carpentry, drywall, and general repairs
• Respond to maintenance requests and keep homes guest-ready
• Work independently, using a company smartphone to manage your daily assignments

What we're looking for

• 2+ years of general maintenance experience
• Basic carpentry skills (advanced carpentry or drywall/finishing experience a plus)
• Basic knowledge of residential plumbing
• A valid driver's license, held for 3+ years, with a clean driving record

Schedule

This role includes weekend and holiday shifts, with occasional seasonal overtime, rotating after-hours shifts (additional pay) — vacation properties don't take weekends off, and neither do we. In exchange, you'll get:

The physical side of the job

You'll be on your feet, climbing ladders and stairs, working in attics and crawl spaces, and lifting up to 50–85+ lbs. You'll also be driving between properties in all kinds of weather. If you're comfortable with hands-on physical work outdoors and don't mind a fast pace, you'll fit right in.

Physical/Mental Demands:
Hearing, speaking, seeing, walking, standing, sitting, driving, reaching bending climbing steps/ladders, and lifting 50-85+ pounds; reading, comprehension, legible writing skills and effective written and verbal communication in the English language.

Machines/Equipment: A valid, active NC driver license for a minimum of 3 years (clean MVR); the operation of basic tools and equipment; smart phone or similar electronic device.

Work Environment:
Exposed to outside weather conditions, fast paced, physically strenuous; working in attics or crawl spaces; climbing flights of steps inside and out; maneuvering a vehicle in congested traffic.

Hours:

Hours will vary as job requires Saturday and Sunday work. Overtime may be required. Regular, punctual attendance required.

Salary Range:
Pay based on experience and proven ability, determined by Maintenance Manager.
