Porter role at Asset Living
Location:
Coral Springs, FL
The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter supports the Maintenance Supervisor and Community Manager in the make-ready process and day-to-day property operations.
Responsibilities- Community Maintenance: cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas as applicable.
- Respond to resident/management requests and work orders for community areas, buildings, and units in a timely manner.
- Ensure repairs and replacements for grounds, buildings, breezeways, and common areas are completed promptly.
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns.
- Assist in maintaining a preventative maintenance program to extend the life of the community while minimizing future repairs.
- Maintain understanding of Asset key policy and follow it accordingly.
- Maintain a well-organized and adequately stocked maintenance shop; adhere to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program; promote safe work practices.
- Participate in unit inspections as requested and report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment, and supplies economically.
- Perform additional tasks and responsibilities as requested by the Maintenance Supervisor and Community Manager.
- Participate in on-call emergencies at the community.
- Customer & Resident Relations: provide excellent service, monitor service request turnaround, and project a favorable image of the community.
- Enforce community policies delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Ability to understand and perform all on-site software functions; basic computer skills are required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement to accomplish tasks; ability to traverse flat and uneven terrain.
- Ability to ascend/descend ladders, stairs, ramps, and operate in various positions; lift and move objects and operate tools and vehicles as needed; exposure to outdoor weather elements and chemicals.
- Occasional requirement to work in tight or confined spaces; may include overtime, weekends, and night hours for on-call property emergencies.
Salary Range: $15 per hour
