Position: Mechanical Technician 32 hours

Maintenance Technician

Responsible for maintaining, repairing, and improving residential apartment units and community facilities. This role ensures all maintenance requests are completed efficiently while providing excellent customer service to residents. The technician performs preventative maintenance, responds to emergencies, and helps maintain the property's overall appearance and safety.

Key Responsibilities
  • Complete service requests for plumbing, electrical, HVAC, carpentry, and appliance repairs.
  • Perform preventative maintenance on building systems and equipment.
  • Prepare vacant apartments (make-ready) for new residents, including painting, cleaning, and repairs.
  • Troubleshoot maintenance issues and determine appropriate solutions.
  • Respond promptly to emergency maintenance calls, including after-hours when scheduled.
  • Maintain the property's grounds, common areas, and amenities.
  • Inspect buildings regularly to identify maintenance and safety concerns.
  • Replace light fixtures, smoke detector batteries, locks, filters, and other building components.
  • Maintain accurate records of completed work orders and materials used.
  • Follow OSHA safety standards and company policies.
  • Communicate professionally with residents, vendors, and management.
Qualifications
  • High school diploma or GED preferred.
  • 1–3 years of apartment, residential, or commercial maintenance experience.
  • Knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
  • EPA Section 608 Certification (preferred or required depending on property).
  • Ability to operate hand and power tools safely.
  • Strong troubleshooting and problem-solving skills.
  • Valid driver's license and reliable transportation may be required.
  • Ability to lift up to 50 pounds and work in various weather conditions.
