HVAC and Building Automation Manager

Fulfills the mission of Norwich University by being responsible for overseeing the operation and optimization of building heating, ventilation, and air conditioning (HVAC) systems through the Norwich University building automation system, while integrating HVAC engineering with digital control technologies to manage multiple building systems, such as air handlers, chillers, VAV boxes, and thermostats from a centralized program interface.

This is a 40 hour per week and 52 weeks per year 1.0 FTE position.

Essential Functions:

• Oversees the efficient operation of building HVAC information data management control through the Norwich University building automation software system.
• Integrates HVAC engineering with digital control technologies to manage the entire campus building system air handlers, chillers, VAV boxes, and thermostats from a central portal.
• Specializes in the analysis enhancement of troubleshooting, diagnosis, adjustment, calibration, and preventative-predictive programing of HVAC building equipment, to include pneumatic systems.
• Performs daily automation assessment ensuring effective operations management of campus-wide HVAC infrastructure.
• Initiates inspection to building HVAC infrastructure (ducts, piping, steam, air handlers, pumps, motors, chillers?) to ensure efficient mechanical operations.
• Oversees and integrates multiple subsystems to include building energy management tracking, real-time energy metering and consumption control.
• Works independently to ensure consistent and proper utilization of building automation control in both secure and remote settings.
• Reads and interpret technical repair manuals, blueprints, wiring diagrams, and operations manuals.
• Maintains building records, drawings, and archival systems of the HVAC and building automation infrastructure.
• Works in close unison with Trades staff and the Central Heating Plant to ensure continued HVAC operations to the campus.
• Schedules outside vendors to conduct repairs, service, and installation of HVAC equipment and building automation system as required.
• Support procurement by sourcing price quotes for materials, parts, and services of HVAC controls and building automation.
• Performs all duties in a safe and professional manner and in accordance with Norwich University and departmental policies and procedures.
• Available to work on a rotating on-Call maintenance team for nights and weekends.

• Uses computers, telephones, and job-related equipment, including proficiency in related systems and software.
• Speaks, reads and writes in English.
• Communicates by telephone, email, letter, in person, or other means or device.
• Performs other tasks as assigned by supervisor.

Requirements:

• Bachelor's degree or equivalent Master Level experience and knowledge in HVAC and building automation.
• 10 years' experience in building automation systems, HVAC, and electrical-mechanical systems.
• Master Level knowledge and experience of HVAC building automation program language and network protocols.
• Proficient in calculations and properties of energy matter; to include mechanics, heat, light sound, and electricity.
• Valid driver's license and meet criteria to drive a university vehicle throughout employment in this position.
• Ability to be a self-starter and work independently to monitor HVAC and the building automation system in a secure manner.
• Able to sit, stand, kneel, squat, reach, push, pull, and use hands and fingers to manipulate related equipment; travel outdoors to various parts of the campus; lift 25 pounds; climb a ladder; use hands and fingers to manipulate machinery or tools.
• Ability to work a flexible schedule, including evenings, weekends, and participation in the on-call rotation based on university operational needs.
• Travel as needed (public or private transportation)
