Service Manager - Lead the Maintenance Team and Elevate Resident Experiences

We are seeking an experienced Service Manager to oversee maintenance operations, guide a skilled team, and maintain the highest standards of property care.

Key Responsibilities
  • Schedule, perform, and oversee preventative and routine maintenance for the property
  • Coordinate daily operations of the maintenance team, including workflow, task assignment, and performance monitoring
  • Interview, hire, train, and manage maintenance staff to ensure efficiency and safety
  • Handle maintenance issues, repairs, and resident service requests promptly and professionally
  • Conduct move‑in/move‑out apartment inspections and maintain property cleanliness
  • Oversee vendor selection, contractor work, and maintenance budgets
  • Purchase supplies in line with the budget and operational needs
  • Respond to on‑call emergencies, including weather‑related situations
  • Maintain key control systems, property records, and documentation
  • Promote excellent customer service and a quality living experience for residents
  • Ensure all team members complete required training programs
Qualifications & Requirements
  • High school diploma or equivalent
  • EPA (Type II) and/or HVAC, CPO (pool) certifications required
  • 3‑5 years of experience in property management, maintenance, building maintenance, or a related trade
  • Strong knowledge of federal fair housing laws and local housing regulations
  • Proficient in Microsoft Word, Excel, and property tracking systems
  • Exceptional organizational, communication, and interpersonal skills
  • Strong technical skills in HVAC, plumbing, electrical, carpentry, pool maintenance, and general repairs
  • Ability to lead a team, delegate tasks, and make effective decisions
  • Ability to lift/move 50+ lbs and perform physically demanding tasks
  • Willingness to work in varied weather conditions and handle occasional exposure to chemicals, heights, and moving machinery
  • Valid driver's license and ability to operate a motorized vehicle
Physical & Environmental Requirements
  • Frequent bending, kneeling, climbing, reaching, and lifting
  • Exposure to hot, cold, wet, or windy conditions, noise, chemicals, and electrical hazards
  • Standing, walking, and sitting for extended periods
  • On‑call work, overtime, weekends, and non‑traditional holidays may be required
