Job Summary
We are seeking an experienced Construction Foreman specializing in multifamily projects. You will supervise daily construction activities across new construction and renovation (rehab) projects, including apartment buildings, townhomes, and occupied or vacant units. As the primary on-site leader, you will coordinate field crews and subcontractors to ensure work is completed safely, on schedule, within budget, and up to quality standards. You will work closely with the Superintendent, Project Manager, subcontractors, inspectors, and vendors to ensure efficient production, quality control, and successful unit turnover.
Key Responsibilities- Supervise field operations for multifamily new construction and rehab projects.
- Assign work tasks and monitor productivity to meet schedule milestones.
- Read and interpret blueprints, drawings, specifications, and renovation scopes.
- Coordinate trade sequencing including demolition, framing, MEP rough-in, drywall, finishes, and punch-out.
- Enforce jobsite safety procedures by conducting regular safety meetings and toolbox talks.
- Plan daily schedules and manage labor, materials, tools, and equipment.
- Conduct site inspections to monitor quality, progress, and building code compliance.
- Identify field issues and resolve unforeseen conditions in existing structures.
- Maintain documentation including daily reports, timesheets, and progress tracking.
- Communicate daily updates regarding manpower, delays, and conditions to leadership.
- Train and mentor crew members to improve workmanship and efficiency.
- Coordinate inspections and ensure timely completion of required corrections.
- Attend and lead project meetings and training sessions as required.
- Coordinate production across multiple units, buildings, and common areas.
- Maintain construction flow from foundation through final finishes and turnover.
- Prevent trade stacking conflicts to maintain efficient schedule flow.
- Track unit completion to support building milestones and occupancy readiness.
- Oversee demolition and site preparation activities.
- Address hidden conditions discovered in existing structures.
- Manage renovation sequencing in both occupied and vacant units.
- Restore systems including structural, mechanical, electrical, and plumbing.
- Liaise with property management or tenants when working in occupied spaces.
- Accelerate punch lists to ensure timely unit re-occupancy readiness.
- Minimum 5 years of construction experience in multi-family construction. Design-build experience preferred.
- OSHA 30-Hour Construction Certification preferred.
- Proven experience as a Construction Foreman on multifamily or production housing projects.
- Strong background in both ground-up new construction and occupied/vacant rehab.
- Ability to read architectural blueprints, MEP drawings, and detailed rehab scopes.
- Deep knowledge of building codes, trade sequencing, and OSHA safety standards.
- Excellent communication, crew management, and problem-solving skills.
- Flexibility to work across assigned sites and adapt to changing duties.
- Reliable transportation is required for travel to sites to perform essential functions of the job.
