Position Overview

The position of Accounting Manager - Lease and Fixed Assets offers an opportunity to work as a key liaison between finance and accounting functions for several of the North American divisions of the company. The candidate's primary responsibilities will be to oversee the review of lease agreements, accounting functions, and analysis for the Company's North America lease portfolios along with supporting certain areas of the closing and reporting process, streamlining procedures, and assisting in the ongoing review of the SOX internal control process.

The candidate will also be responsible for overseeing Fixed Assets for our Corporate, Retail and Wholesale locations. Knowledge of account reconciliations, monthly closing schedules, compliance, reporting, auditing, analysis and process improvement are all key components of this role. The right candidate for this role will have unique problem-solving skills to provide the best service and support to our internal customers and business partners.

Accurate forecasting/analysis and the ability to communicate with all levels of our business are required for this position. This individual will also be involved in ad-hoc projects as necessary.

Essential Duties & Responsibilities

PRIMARY RESPONSIBILITIES include but are not limited to:

  • Oversee month-end closing responsibilities for leases and fixed assets.
  • Perform detailed review and analysis of lease agreements and track all related activities.
  • Ensure compliance with financial accounting and reporting for leases under ASC 842.
  • Navigate complex lease matters that may arise (both real estate and non-real estate).
  • Oversee creation of lease amortization schedules in CoStar.
  • Review and approval of monthly account reconciliations and entries.
  • Review monthly forecasts, annual plan and long-range plan for multiple channels.
  • Partner with various teams, including Lease Administration, FP&A, Legal, Real Estate, Capital Management and Policy.
  • Support of monthly fixed asset sub-ledger closes.
  • Oversee creation and maintenance of assets in the Fixed Assets register.
  • Support external quarterly reviews and year-end audit.
  • Maintain internal control procedures and ensure compliance with SOX requirements.
  • Support the quarterly lease reporting package process as required for external filings.
  • Provide accounting leadership and direction to team of direct reports while continuing to develop growth opportunities in a shared service environment.
  • Assist with ad-hoc assignments and special projects.
  • Assist in the design and implementation of process improvements and best practices.
  • Support the ERP+ program and drive consistency across global lease and fixed asset practices.
Experience, Skills & Knowledge

KNOWLEDGE,

SKILLS AND ABILITIES

include but are not limited to:

  • Deep understanding of lease accounting concepts and practices.
  • Experience in lease/contract review and analysis.
  • Results oriented, flexible, resourceful, and self-motivated with the ability to manage multiple deliverables.
  • Strong analytical and detail-oriented background.
  • Must be capable of working at a detailed level in a hands-on environment.
  • Strong time-management skills, ability to effectively multi-task and adherence to tight deadlines during the month-end close and forecasting process.
  • Experienced in managing and driving operational improvements and change within an accounting/finance function.
  • Strong ability to work as a team and independently (when needed).
  • Proficiency required in Microsoft Office and CoStar (lease administration system).

EDUCATION AND EXPERIENCE

  • 7+ years of accounting experience
  • BS in Accounting, highly encouraged
  • Deep experience with SAP, FCCS, Essbase and Co Star
  • Direct retail lease experience
