We are seeking a detail-oriented and motivated Property Accountant to join our growing team. In this role, you will be responsible for the day-to-day accounting operations of an assigned portfolio of residential and commercial properties. This is an excellent opportunity for an accounting professional looking to build a career in real estate accounting while gaining exposure to property operations, financial reporting, budgeting, and audit support.
Key Responsibilities- Prepare and complete monthly property close workbooks, including:
- Real estate taxes
- Common Area Maintenance (CAM)
- Insurance
- Rental income and other property revenues
- Property operating expenses
- Review and analyze balance sheet and income statement accounts to ensure transactions are recorded accurately.
- Investigate account fluctuations and identify key financial drivers.
- Prepare and record journal entries, including accruals related to:
- Contracts
- Work orders
- Capital projects
- Unpaid expenditures
- Utilities
- Review and approve invoices through the accounts payable system.
- Assist with the preparation of annual operating budgets.
- Serve as the primary accounting contact for assigned properties and proactively address accounting-related questions.
- Process and monitor general ledger reclassifications as needed.
- Prepare audit work papers for quarterly reviews and year-end audits.
- Support external auditors by providing requested documentation and sample selections.
- Perform additional accounting and financial reporting duties as assigned.
- Bachelor's degree in Accounting, Finance, or a related field, or equivalent relevant work experience.
- 0-2 years of accounting experience, preferably within property accounting, real estate, or a related industry.
- Strong proficiency in Microsoft Excel.
- Experience using accounting software and financial systems.
- Solid understanding of accounting principles and financial reporting.
- Strong analytical and problem-solving abilities.
- Excellent verbal and written communication skills.
- Strong organizational skills with the ability to manage multiple priorities and deadlines.
- High attention to detail and accuracy.
