Position

Summary

The Facility Maintenance Technician is responsible for maintaining the company's buildings, grounds, equipment, and facility systems in a safe, clean, functional, and professional condition.

This position performs routine preventive maintenance, inspections, minor repairs, troubleshooting, and general facility upkeep. The Facility Maintenance Technician also assists with coordinating outside contractors when repairs or services require specialized or licensed vendors.

The position requires a strong focus on safety, preventive maintenance, timely repairs, documentation, and minimizing disruption to operations.

Essential Duties and Responsibilities

Building Maintenance:

  • Perform routine inspections of the building, warehouse, offices, shop areas, docks, and exterior property.
  • Complete minor carpentry, drywall, painting, caulking, and general building repairs.
  • Repair and adjust doors, locks, hinges, door closers, handles, shelving, and other building hardware.
  • Replace damaged ceiling tiles, wall panels, trim, and similar building components.
  • Identify roof leaks, water intrusion, damaged walls, concrete deterioration, and other facility deficiencies.
  • Perform minor plumbing repairs including faucets, toilets, drains, valves, and leaks when appropriate.
  • Perform minor electrical maintenance such as replacing lamps, fixtures, switches, receptacles, and batteries when permitted and qualified.
  • Troubleshoot facility issues and determine when an outside contractor is required.

HVAC and Mechanical Systems:

  • Perform basic inspections of heating, ventilation, and air-conditioning equipment.
  • Replace HVAC filters according to the preventive maintenance schedule.
  • Inspect thermostats, vents, rooftop units, exhaust fans, and related equipment.
  • Monitor facility temperatures and report or correct abnormal conditions.
  • Coordinate HVAC service and repairs with qualified contractors when necessary.
  • Maintain mechanical rooms in a clean, organized, and accessible condition.

Warehouse and Dock Maintenance:

  • Inspect dock doors, dock levelers, dock seals, bumpers, restraints, and related equipment.
  • Perform minor repairs and adjustments to warehouse and dock equipment.
  • Inspect warehouse floors for cracks, damage, trip hazards, or other unsafe conditions.
  • Maintain bollards, guardrails, barriers, signage, and protective equipment.
  • Assist with pallet racking inspections and report damaged or unsafe racking.
  • Maintain pedestrian walkways and designated safety areas.
  • Assist with minor repairs to warehouse equipment when qualified.

Safety and Compliance:

  • Conduct assigned facility safety inspections.
  • Inspect emergency exits and exit routes to ensure they remain clear and accessible.
  • Perform documented monthly fire extinguisher inspections.
  • Inspect emergency lighting and exit signs.
  • Report fire protection system deficiencies or damage immediately.
  • Maintain required inspection and maintenance records.
  • Identify and correct unsafe facility conditions whenever possible.
  • Immediately report serious hazards to management.
  • Follow OSHA requirements, company safety policies, lockout/tagout procedures, and other applicable safety requirements.
  • Assist management with corrective actions resulting from safety inspections.

Grounds and Exterior Maintenance:

  • Maintain parking lots, sidewalks, entrances, loading areas, and exterior grounds.
  • Pick up debris and maintain exterior housekeeping.
  • Perform minor landscaping and grounds maintenance as needed.
  • Inspect exterior lighting, fencing, gates, signs, drains, and building components.
  • Identify pavement, concrete, drainage, or trip hazards.
  • Maintain storm drains and drainage areas so they remain free of debris.

Snow and Ice Control:

  • Assist with snow removal and ice control activities.
  • Operate snow removal equipment when trained and authorized.
  • Apply salt or ice-melting products to sidewalks, entrances, loading areas, and other designated areas.
  • Monitor walking surfaces and high-traffic areas for slippery conditions.
  • Coordinate with outside snow‑removal contractors when applicable.
  • Document snow and ice control activities when required.

Preventive Maintenance:

Perform and document preventive maintenance according to established schedules, including:

  • Daily facility observations
  • Weekly facility inspections
  • Monthly safety inspections
  • Fire extinguisher inspections
  • Emergency lighting and exit sign checks
  • HVAC filter replacement
  • Dock equipment inspections
  • Door and overhead door inspections
  • Plumbing inspections
  • Lighting inspections
  • Roof and drainage observations
  • Exterior building inspections
  • Parking lot and sidewalk inspections
