Director of Real Estate Development & Asset Management
PRIMARY RESPONSIBILITIES: The person in this role will evaluate and drive portfolio optimization and organizational growth. Primary responsibilities will include the study of property markets, analysis of portfolio valuations, the development of competitor performance updates, and the identification of new acquisition and development opportunities, as well as contributing to the review and optimization of property operations for the Residence Corporation’s existing portfolio.
This person will work in a collaborative team environment to increase OPRC’s mission impact – with a focus on strengthening OPRC’s ability to provide high quality multifamily rental housing that supports affordability and diversity. They will possess strong skills in the areas of financial modeling and analytics, real estate valuation, oral and written communications, visual data representation and presentation skills, and demographic and socio-economic trend analysis.
EXPERIENCE/TRAINING: Undergraduate degree and/or experience in a field relating to finance, economics, business, and/or real estate. Graduate degree (MBA, MSRE, etc.) in a related field a plus. Experience in the following areas a plus: real estate finance; real estate valuation; real estate investment; real estate development; asset management; market segment analysis; project management; site analysis and design; public entitlements; marketing; business management;
sustainable development; affordable housing; and public-private partnerships.
- Monitor, analyze, and report on targeted commercial and residential real estate market conditions and key demographic and economic trends, using internal and external real estate, financial and economic data, as well as primary research.
- Model OPRC real estate portfolio holdings, identifying relevant market shifts and the corresponding potential impacts to operational performance and property valuations.
- Develop forward-looking, proprietary perspectives on target properties’ anticipated performance.
- Develop/Support specialized research on the real estate market pertaining to geographic markets of interest and property types in order to enhance the realizable value of target properties and overall OPRC valuation, as well as OPRC mission-driven objectives.
- Prepare regular reports regarding portfolio and building performance regarding operations and capex.
- Develop insights/perspectives surrounding portfolio lifecycle staging to inform and guide decision-making regarding optimal timing to acquire, dispose, refinance or reposition target properties.
- Apply market research to support benchmark underwriting assumptions for target properties.
- Work with prospective buyers, sellers, financial institutions, and outside advisers to support disposition, acquisition, and refinancing processes and address questions regarding subject properties.
- Build and maintain working relationships to acquire market insights from internal and external sources, including property owners, managers, lenders, appraisers, brokers and research professionals.
- Keep abreast of potential impacts resulting from proposed changes in state and local laws.
- Provide technical and team leadership and support.
- Strong MS Office skills; ability to prepare concise and informative written presentations in MS Word and PowerPoint and skilled at financial modeling in Excel. Working Knowledge of Yardi a plus.
- Attend monthly OPRC and OPHA Board meetings as needed
- Be available for emergency calls, as necessary
- Other related duties and special projects that may be assigned from time to time by the President
