The Assistant Construction Manager is an exciting opportunity to join an established development team to build multiple project-types across the Bay Area and Northern California. This role will support the Director of Construction, as well as work closely with the other Senior construction and development team members. As part of joining a fully integrated real estate development company, this role would be exposed to, and would be an integral part of, the full development and investment life cycle form the owner s perspective.

This position would have the opportunity to work on both proven, as well as innovative new strategies in ground-up and renovation projects.

Primary

Job Responsibilities:

Project set up / Precon

  • Support the Construction team in all aspects of the Preconstruction and Construction phases of value-add and ground-up multifamily construction to ensure the project is completed within budget and on schedule.
  • Support in the management of the construction budget and schedules for assigned projects.
  • Work with the team on coordination and support of the acquisition and development team in the estimating of ground-up construction projects and the overall buyout process.
  • Coordinate with Consultants and Engineers during the Preconstruction phases to define design, prepare drawings, package permit submittals and define scope of project.

Project Management

  • Manage and source new contractors, subcontractors, consultants, vendors, and suppliers for the Company.
  • Manage and meet contractors, subcontractors, consultants, and vendors onsite during the course of a construction project
  • Manage budgets, schedules and contract documents in the relevant systems for construction management and project accounting to ensure they are accurate and up to date. This includes but not limited to keeping budget updated in the accounting system, schedules in Microsoft project, and document management in Box.
  • Work with the senior construction team to actively problem solve through challenges and obstacles throughout the course of a job.

Contracts and Vendors

  • Support in the preparation, review and approvals of GC and subcontractor contracts.
  • Work with the project accounting team to ensure contracts and invoices are obtained and appropriately entered into the system, as well as to ensure collection of lien releases and other necessary payment backup.
  • Work with the project accounting team to ensure timely payments and accuracy of job costs.
  • Review and approve vendor contracts, invoices, partial/final lien waivers and manage deliverables between our in-house GC and external vendors
  • Manage bid out process for various projects and project scopes, work with vendors to obtain consistent bids and level competitive bids in order to compare pricing.
