Position: Project Accountant (Construction)
Description

Our client, a real estate development and construction organization, is seeking an experienced Project Accountant to support full‑cycle project accounting across multiple development and construction projects. This contract role partners closely with Project Managers, Asset Managers, and the Controller, ensuring accurate job cost tracking, compliant loan draw submissions, and timely financial reporting. The ideal candidate is detail‑oriented, proactive, and thrives in a fast‑paced, multi‑project environment.

Key Responsibilities

Accounts Payable & General Ledger

+ Manage construction AP including invoice review, coding, approval routing, and job cost maintenance.

+ Maintain compliance documentation (COIs, lien releases, W‑9s, contracts).

+ Prepare journal entries for corrections, reclasses, and accruals.

+ Process contractor payment applications, validating percent complete, retainage, lien waivers, and supporting documents.

Loan Draws & Compliance

+ Prepare and submit construction loan draws with all required documentation (invoices, lien releases, inspection reports, title date‑downs).

+ Monitor loan funding availability and provide proactive updates to project leadership.

+ Ensure compliance with lender reporting requirements, covenants, and approval workflows.

Reporting & Month‑End Close

+ Complete month‑end reconciliations including WIP, job cost summaries, and balance sheet accounts.

+ Maintain fixed asset schedules and prepare depreciation/amortization entries.

+ Produce monthly reporting packages (Budget vs Actuals, Balance Sheet, Income Statement, cash flows) with variance analysis.

Budget, Contract & Change Order Management (Yardi)

+ Update project budgets and commitments in Yardi; ensure alignment with executed agreements.

+ Create and review change orders ensuring scope accuracy and proper authorization.

+ Reconcile cost projections and maintain monthly budget updates.

Construction Management Books & Compliance

+ Handle intercompany reimbursements and reconsolidations.

+ Process payroll entries and insurance payments; maintain supporting schedules.

+ Support state‑level compliance, annual reporting, and audit preparation.

Cross‑Functional Collaboration & Process Improvement

+ Work closely with Project Managers and Asset Managers on job‑related financial matters.

+ Identify workflow inefficiencies and recommend system or process improvements.

+ Provide occasional guidance or oversight to support staff.

Requirements

3-5+ years of project accounting experience in real estate development or construction.

Bachelor's degree in Accounting, Finance, or related field (CPA preferred).

Proficiency with Yardi Voyager or similar project accounting software.

Strong understanding of job cost accounting, WIP reporting, and AIA billing.

Familiarity with construction loan draw processes and lender compliance.

Excellent organizational skills; able to manage multiple projects simultaneously in a fast‑paced environment.
