WHAT YOU’LL BE DOING AS A MAINTENANCE FOREMAN- Provide professional, courteous service to residents.
- Communicate maintenance timelines and access requirements clearly.
- Support management during inspections (HUD/NSPIRE, LIHTC, local housing inspections).
- Ensure timely follow up on all required corrections for all inspections.
The Union Maintenance Foreman is a senior, working maintenance classification responsible for coordinating the daily flow of maintenance work while performing hands‑on skilled maintenance duties. This position does not have supervisory authority and does not hire, discipline, evaluate, or otherwise exercise independent judgment over employees. All duties are performed in strict accordance with the applicable Teamsters Collective Bargaining Agreement (CBA).
DUTIES AND RESPONSIBILITIES:
Work Coordination (Non‑Supervisory)
- Coordinate and distribute daily work orders among maintenance staff consistent with CBA classifications, seniority rules, and established procedures.
- Prioritize maintenance activities based on safety, habitability, regulatory compliance, and operational needs.
- Track work order progress and communicate status updates to management.
- Serve as the lead maintenance point of contact for daily operational coordination.
- Facilitate daily job briefings related to work assignments and safety topics (non‑disciplinary).
Hands‑On Maintenance Duties
- Perform skilled maintenance and repair work including plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, and general building maintenance.
- Assist with apartment unit turnovers to meet quality and timeline standards.
- Diagnose maintenance issues and determine appropriate corrective actions.
- Respond to emergencies and participate in the on‑call rotation as required.
Vendor & Contractor Coordination
- Coordinate access, scheduling, and scope of work for vendors and contractors.
- Monitor vendor work for completion, quality, and safety compliance.
- Report deficiencies or follow‑up needs to management.
- Assist management by confirming completion of vendor work prior to invoice approval.
Preventive Maintenance
- Coordinate preventive maintenance schedules for building systems and equipment.
- Ensure completion and documentation of routine inspections and maintenance tasks.
- Identify recurring maintenance issues and recommend corrective solutions to management.
Inventory & Materials Management
- Maintain organization of the maintenance shop, tools, and equipment.
- Monitor inventory levels and request materials in accordance with established procedures.
- Promote efficient use of supplies and cost control.
- Ensure proper storage and handling of materials and chemicals.
Safety & Compliance
- Perform work in compliance with OSHA regulations, building codes, fire/life safety standards, and company policies.
- Follow and promote safe work practices, including use of PPE, LOTO, and hazard communication procedures.
- Participate in safety inspections and report unsafe conditions.
- Maintain required logs and documentation
