Position: MAINTENANCE DIRECTOR

SUMMARY

The Manager will ensure the equipment, facility, and grounds are safe, well-maintained in accordance with all current federal, state and local standards, guidelines and regulations. This position is responsible for and accountable for maintaining physical plant and essential mechanical electrical and resident care equipment in a safe operating condition. Manage maintenance personnel.

ESSENTIAL DUTIES AND RESPONSIBLITIES
  • Supervisory:
    Assist in recruiting, hiring, training, development and performance of facilities maintenance staff. Responsible to retain a motivated, professional workforce for the facility. Daily confirms employee performance meets
    or exceeds expectations by performing annual and periodic performance appraisals on a timely basis. Responsible
    for financial viability for department, to include development, management and accountability of budgets.
  • Responsible to know, implement and assure compliance to State, Federal or County regulations and facility policies
    and procedures.
  • Responsible for providing in-service training to include but not limited to Life Safety related in-services and training
    such as Fire and Disaster Drill.
  • Responsible for Environmental Services quality review for preparation of annual Life Safety survey.
  • Develops and post schedules and gives daily assignments to housekeeping and laundry staff. Including facility
    procedures to oversee that the personal laundry is returned to the correct owner without damage and/or loss of
    residents’ items.
  • Develops schedule for special or large maintenance projects, such as painting and window cleaning.
  • Ability to work independently with organizational skills, to prioritize tasks and to exercise judgment consistent with
    core values.
  • Ability to model effective communications between resident, family, staff, and community.
  • Must be able to identify potentially unsafe situations and to respond appropriately.
  • Makes daily inspections and documents operating perimeters of major HVAC systems.
  • Maintains operation of plumbing systems maintains water qualities and documents water temperatures as required.
  • Familiar with electrical distribution system, performs service work within capabilities and contacts outside vendor as
    required for repairs including reporting any non-working item to the Administrator.
  • Performs general building maintenance and construction work as needed on all surfaces, interior or exterior of facility.
    Inspect patient/resident areas as requested.
  • Responsible for grounds maintenance, including but not limited to lawn care and shrubs.
  • Performs general repairs to facility equipment. Including but not limited to resident and facility equipment.
  • Maintains an equipment log with all warranties of equipment and all preventative maintenance performed in the
    facility in accordance to the facilities Policy and Procedures.
  • Ability to safely operate numerous hand and power tools, and may be required to use various machines, such as
    grounds and maintenance equipment.
  • Understands departmental role and responsibilities regarding environment of care competencies as related to Safety
    Management, Life Safety Management, Security Management, Utilities Management, Medical Equipment,
    Emergency Preparedness, and Hazardous Materials and patient safety.
  • Disposes of trash and waste, including biohazards waste and other materials that require special handling, in
    compliance with appropriate regulations.
  • Participates in rounding and proactively responds to patient needs to improve patient outcomes and positively impact
    overall patient experience.
  • Communicates and interacts with patients, families and/or other members of the interdisciplinary team in meeting
    patient needs in a caring, empathetic, courteous, and respectful manner.
  • Other duties may be assigned on or off site.
QUALIFICATIONS
  • High School Diploma or equivalent (GED), College degree preferred.
  • Minimum of two (2) years environmental services/housekeeping management experience required.
  • Critical thinking, service excellence and good interpersonal communication skills, ability to read/comprehend written
    instructions, ability to follow verbal instructions, PC skills.
