Net Lease Exchange is a boutique brokerage built on a simple principle: advice, not sales. We represent buyers, guiding investors through 1031 exchanges into single-tenant net lease (NNN) properties nationwide. We are a small, senior team that prizes deep expertise, high-touch client service, and getting the details right. Our culture is accuracy over speed.
The RoleThis is a broker-development hire — not an operations role and not a sales role. You will shadow our two senior brokers and, over time, step into the lead-broker seat yourself, starting with lower-value transactions: owning the client relationship from the early planning phase all the way through close. Our clients often come to us while they’re still planning their exchange, so this is a long, relationship-driven cycle.
You’ll guide an investor from their first advisory conversation, through deal selection, and into a closed transaction.
We are explicitly not looking for someone who wants to prospect, cold-call, or build a personal book of business. We are looking for someone who wants to master the craft of running a deal well — the kind of person who finds satisfaction in a clean close with no surprises.
At its core, this is a relationships business. Our clients are making one of the largest financial decisions of their lives, often under the pressure of a tight exchange clock, and they need a trusted advisor. The best person for this role connects with investors on a human level: they listen well, read what a client is really feeling beneath the words, and bring genuine empathy and steadiness to high-stakes moments.
You won’t be buried in administrative coordination. We already have a Transaction Coordinator who owns escrow logistics, so from day one your focus is the part that takes years to learn: deal judgment and client management.
The PathEarly on, you’ll shadow client calls and produce the work behind each deal for senior review: call summaries and follow-ups, property searches and client deliverables (such as Return-on-Equity analyses), draft LOIs and negotiation counters, and due-diligence reads (leases, Phase I, preliminary title) that flag potential deal-killers. You’ll also own pipeline follow-up, so no client goes quiet while they’re still planning. Everything client-facing is reviewed by a senior broker before it goes out.
As your judgment proves out, you’ll take the lead-broker seat on incoming lower-value deals — owning the relationship from the first conversation through close, directing the Transaction Coordinator on execution, and staying in your clients’ corner afterward as the advisor they call for their next exchange. Repeat clients and referrals are our best business.
Who You Are- 4-yr college graduate (Bachelor’s Degree minimum)
- Conscientious and finish-oriented — detail-oriented, reliable, and steady under pressure
- Organized and proactive about follow-up — you keep track of people and commitments over long timelines
- High emotional intelligence — you build trust and rapport naturally, and people feel at ease with you
- Drawn to mastering complex transactions, not to sales or self-promotion
- A strong writer — clear, professional, and concise
- Comfortable with technology (Airtable, CRM, Microsoft 365, Claude) and quick to teach yourself a new tool
- Service-oriented and team-minded; "accuracy over speed" resonates with you
- 1–2 years in an adjacent operational role — title/escrow, qualified intermediary (QI), brokerage analysis/underwriting, or real estate paralegal work
- Familiarity with 1031 exchanges, commercial real estate, or the escrow process
- A path toward — or already holding — a California real estate salesperson license. We’ll support you in obtaining or transferring one; it is required to eventually act as lead broker on California transactions.
- Competitive base salary [$60k - $80k] plus deal-completion bonuses tied to transactions you help close — structured around execution, not origination commission
- In office to start: 5 days a week at our Berkeley office. Transition to hybrid: 4 days a week once ramped.
