Schedule: Weekend availability required; on‑call required; 9 am‑6 pm (subject to change depending on business needs)
- 3–5 years of property maintenance experience (required)
- Experience in plumbing, electrical, HVAC, appliance maintenance (preferred)
- Experience with lease‑up, stabilized, customer service, and multifamily operations (required)
- EPA certification Type 1 and II or Universal for refrigerant recycling (applies to certified service technicians)
- All certifications required by state and local jurisdictions
- Valid driver’s license to operate a golf cart on property, if applicable
Complete assigned work orders generated from resident requests and perform preventive maintenance, diagnosing defects, and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Complete the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins: pre‑move‑out inspection, punch list, scheduling vendors/contractors, obtaining supplies and materials, completing maintenance tasks, and inspecting finished work.
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items, tracking inventory, returning unused items, and notifying the maintenance supervisor about re‑ordering needs.
Complete documentation and other paperwork accurately and timely so that service requests can be appropriately recorded and tracked.
Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.
Comply with Greystar’s safety and risk‑management policies: attend routine safety meetings, complete required training (OSHA and other safety laws), and report accidents and incidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about physical needs to management.
- Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
- Work inside/outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 lbs independently and up to 50 lbs with assistance.
- Flexible schedule, including call during evenings, weekends, holidays; travel may be required.
- EPA Type 1 and II or Universal refrigerant recycling certification (for certified service technicians)
- All certifications required by state and local jurisdictions (for all service technicians)
- Valid driver’s license for golf cart operation, if applicable.
Base Pay: $21.00 – $23.00 per hour (Oceanside, CA)
Additional Compensation: May be eligible for quarterly or annual bonus program (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite positions) based on individual and company performance.
