Overview
The Pre-Construction Manager I will assist in the planning, coordination, and management of pre-construction activities. This entry-level position offers an excellent opportunity for individuals starting their careers in construction management and looking to develop their skills in a supportive and dynamic environment. The role involves working closely with senior pre-construction managers, project managers, and various stakeholders to ensure projects are set up for success from the outset.
Key Responsibilities- Project Planning and Coordination:
Assist in the development of comprehensive pre-construction plans, schedules, and budgets. - Coordinate with architects, engineers, subcontractors, and suppliers to gather necessary information for project planning.
- Review project specifications, drawings, and contract documents to ensure alignment with project requirements.
- Estimating and Budgeting:
Assists in the preparation of accurate cost estimates for materials, labor, and equipment. - Assist in developing project budgets and monitoring costs against budgeted amounts.
- Assists in the participation of value engineering exercises to identify cost-saving opportunities.
- Bid Management:
Assist in the preparation and issuance of requests for proposals (RFPs) and invitations to bid (ITBs). - Coordinate with subcontractors and suppliers to obtain and evaluate bids.
- Help prepare bid comparison sheets and recommend the best value options for the project.
- Documentation and Reporting:
Maintain accurate and up-to-date project documentation, including pre-construction plans, schedules, budgets, and bid documents. - Prepare and distribute reports to senior pre-construction managers and stakeholders to provide updates on project status, milestones, and issues.
- Assist in tracking project expenses, costs, and variances against budgeted amounts.
- Stakeholder Communication:
Serve as a point of contact for project stakeholders, including clients, architects, engineers, and subcontractors. - Communicate effectively with project teams and stakeholders to address project issues, concerns, and changes in a timely manner.
- Assist in facilitating regular project meetings and conference calls to ensure alignment and coordination among project teams.
- Risk Management and Issue Resolution:
Identify potential risks, issues, and challenges that may impact project delivery, and work with senior pre-construction managers to develop mitigation strategies. - Assist in resolving project-related issues, conflicts, and disputes in a timely and professional manner to minimize project delays and disruptions.
- Implement corrective actions and follow-up measures to address project issues and prevent reoccurrence.
- Bachelor’s degree in construction management, Architecture, Civil Engineering, or a related field, or equivalent work experience.
- 0-2 years of experience in pre-construction, estimating, or a related role.
- Strong understanding of construction methods, techniques, and terminology.
- Excellent organizational, communication, and interpersonal skills.
- Ability to work independently and collaboratively in a fast-paced environment.
- Proficiency in Microsoft Office Suite; familiarity with project management and estimating software is a plus.
- Strong analytical and problem-solving skills.
- Commitment to maintaining high safety and quality standards.
