Qualifications
Qualified applicant would have 5-10 years of commercial construction estimating experience.
Responsibilities- Bid Administration
- 1. Prepares and maintains status of plan reproduction
- 2. Solicits and maintains communications with subcontractors and vendors
- 3. Prepares subcontractor bid packages
- 4. Transmits addenda and other bid information to subcontractors
- 5. Ensures that we have the proper coverage from subcontractors on bid day
- 6. Contacts supply houses to obtain additional subcontractor bids
- 7. Show creativity and resourcefulness to gain better pricing from subcontractors
- 8. Submits 100% of bids and budgets by the bid deadline
- Project Knowledge
- 1. Review bid requirements thoroughly and asks follow‑up questions on every bid
- 2. Has a thorough understanding of the scope for specific trades assigned
- 3. Develops RFIs and clarifications for scope
- 4. Performs a comprehensive “bid day” and scoping of specific assigned trades
- 5. Understands how to fit subcontractors to the size/scope of project
- 6. Creates bid lists that fit scope of job, ensuring that we have the right subcontractors for the project
- 7. Minimize exclusions by doing a thorough review of bids
- 8. Include value‑engineering ideas on every bid
- Follow Up and Closing
- 1. Consistently follows up on submitted bids and budgets with Architects/Construction Managers/Owners to close business
- Project Turnover
- 1. Properly turns over bid documents and subcontractor buyout information to Project Management in a timely manner.
- 2. Review drawings with Project Management and highlight areas of concern
- 3. Review job cost with Project Management team and highlight any subs/vendors that still need awarded
- Subcontractor award
- 1. Thoroughly checks requirements to buy the proper scope
- 2. Awards subs in a timely manner to ensure release of materials
- 3. Releases materials for record only when possible
- 4. Ensures that subs are aware of(and commit to) the project schedule
- 5. Provide subs with as much information as possible (PM, Super, permit status, etc.)
- Subcontractor management
- 1. Seeks & qualifies new subcontractors
- 2. Holds subcontractors to Weaver Commercial Contractors standards
- 3. Ensures that all necessary insurance and vital information is received from subcontractors before work is performed
