Contracts Specialist

CK Construction Group has been providing construction services to private and public agencies since 1956. We offer comprehensive design and construction services under all delivery methods, including construction management, general contracting, design‑build, and design‑assist.

The Contracts Specialist performs contract activities throughout the project lifecycle, builds and supports customer and subcontractor relationships, mitigates negative risks, and promotes positive risks through careful contract analysis and term negotiation. The specialist also supports other team members in managing subsequent contract modifications.

• Understand construction contracting terms, including scope of work, payment, schedule, change management, damages, dispute resolution, indemnity, and termination clauses.
• Analyze proposed owner and subcontractor agreements to identify commercial, operational, and legal risks and opportunities.
• Confirm consistency between owner contract terms and subcontract terms, ensuring that subcontract agreements include all project requirements and flow‑down obligations from the owner contract.
• Collaborate with Estimating, Preconstruction, and Project Management teams about contract risks and negotiations.
• Communicate with owner and subcontractor representatives to negotiate contract terms in a professional, collaborative, and solutions‑oriented manner.
• Draft negotiated terms, balancing risk management objectives with project and business goals, with support from supervisor, team members, and Legal when needed.
• Consult with brokers and advisors about insurance terms and bonding to align coverage with contract obligations.
• Maintain complete and accurate contract records.
• Assist in developing contract templates, standard terms, limits, and reasons for negotiated compromises.
• Other duties as assigned.

• Experience with terms common in construction agreements.
• Effective management of contract terms to ensure consistency across numerous documents.
• Basic knowledge of how construction contracts allocate project risks.
• Basic working knowledge of commercial general liability, builder’s risk, and professional liability insurance policies related to construction projects.
• Ability to explain contract provisions in clear layperson terms.
• Professional negotiation skills with strong interpersonal skills.
• Strong proficiency using redlining, addendums, and other methods for tracking and documenting contract negotiations.
• High attention to detail and ability to multi‑task.
• Strong reading comprehension, grammar, usage, and writing skills.
• Strong organizational skills.

• Four‑year degree in construction management, business, law, or an equivalent combination of training, construction management, business, law, or related field experience.
• 3‑5 years of construction contracting experience, including experience reviewing both owner contracts and subcontracts.
• Familiarity with AIA, Consensus Docs, and OFCC contract forms.

• Valid driver’s license and compliance with the company’s Authorized Driver policy.
