Estimator - Commercial Construction

A commercial property management and general contracting firm specializing in construction, renovation, and tenant improvement projects across NW Ohio and SE Michigan. We manage projects primarily through a trusted network of subcontractors.

Position Summary:

We're seeking an experienced Estimator to prepare accurate, competitive cost estimates for commercial construction projects. This role works closely with project managers, subcontractors, and clients to develop bids from conceptual design through final pricing, with a strong emphasis on managing and pricing subcontracted scopes of work.

Key Responsibilities:

• Review plans, specifications, and scope documents to develop detailed cost estimates for commercial construction and tenant improvement projects
• Solicit, evaluate, and level bids from subcontractors and suppliers across all trades
• Build relationships with a reliable network of qualified subcontractors
• Prepare and present final bid packages, proposals, and budgets to clients/ownership
• Perform quantity takeoffs and identify value engineering opportunities
• Track project costs and market pricing trends to refine future estimates
• Collaborate with project managers during handoff to ensure accurate budget-to-execution alignment
• Maintain organized documentation of bids, contracts, and vendor qualifications

Qualifications:

• 3+ years of estimating experience in commercial construction or general contracting
• Strong understanding of construction documents, specifications, and subcontractor scopes
• Proficiency with estimating software (e.g., Plan Swift, Pro Est, Bluebeam) and Excel
• Excellent organizational, math, and communication skills
• Ability to manage multiple bids/deadlines simultaneously
• Established subcontractor relationships a plus
