IES Residential is seeking a Pre-Construction Specialist to join our team. The Pre-Construction Specialist is responsible for supporting pre-construction operations through project coordination, document management, scheduling assistance, and communication with internal teams, customers, vendors, and subcontractors. This role plays a critical part in ensuring projects are properly organized and prepared prior to construction start.
Primary Responsibilities- Assist with all phases of the pre-construction process from project initiation through handoff to operations.
- Review project documents, plans, specifications, and related materials for completeness and accuracy.
- Coordinate with estimating, purchasing, operations, and project management teams to support project readiness.
- Prepare and maintain project files, schedules, reports, and documentation.
- Assist in tracking project timelines, deliverables, approvals, and material requirements.
- Communicate with customers, vendors, subcontractors, and internal departments regarding project updates and requirements.
- Support permit processing, contract documentation, and project setup activities.
- Maintain accurate records and ensure all required documentation is completed and properly filed.
- Identify and communicate potential project issues, delays, or discrepancies to management.
- Participate in project meetings and provide administrative and operational support as needed.
- Contribute to process improvements and operational efficiency initiatives.
- Maintain professionalism and always provide excellent customer service.
- Perform additional duties as assigned.

- Basic understanding of construction processes, project coordination, and scheduling preferred.
- Ability to interpret construction documents and specifications preferred.
- Proficiency in Microsoft Office Suite and construction/project management software.
- Ability to work independently and collaboratively within a team environment.
- Strong customer service and relationship-building skills.
- Ability to maintain confidentiality and professionalism.
- Ability to pass pre-employment screenings such as background and motor vehicle record checks.
- English speaking, reading, and writing preferred, and required where necessary to perform job duties.
- High school diploma or GED required; associate or bachelor’s degree in construction management, Business, or related field preferred.
- Previous experience in construction administration, project coordination, pre-construction, or related field preferred.
- Residential construction industry experience preferred.
- Relevant industry certifications or licenses preferred, and required where necessary to perform job duties.
- Travel as required to support project and operational needs.
- Ability to work overtime, modified schedules, or occasional weekends as business needs require.
- Work in a typical office environment, sitting at a desk and performing prolonged computer work, with occasional standing, walking, bending, and reaching.
- Maintain dependable transportation and consistent, reliable attendance to meet customer service and operational needs.
- Ability to exercise sound judgment and make independent decisions within established company policies and procedures.
- Communicate in person, by phone, and electronically, including on a tablet, smartphone, and other office technology.
- Perform all work on-site and in person; this is not a remote or hybrid position.
- Lift, carry, push, and pull at least 25 pounds.
