TK Elevator is currently seeking an experienced Area Operations Director – Modernization for the Midwest Area. This position is responsible for driving the success of the area modernization operations through efficient, cost‑effective and profitable execution of projects. The role successfully manages operations to exceed budget profits and develops best‑practice operational processes with a strong emphasis on continuous improvement and growth.
Essential Job Functions- Drive and support a culture of safety throughout the organization, including participation in safety training, performing safety audits and stressing the importance of safety to all employees.
- Drive the success of area modernization processes from booking to turnover; coordinate with the AVP and branch management teams to drive initiatives.
- Review P&L and other financial reports to monitor branch performance within the area to ensure monthly budgetary goals are met or exceeded. Use accounting reports to review job backlogs and possible job fades for all branches within the area. Develop, review and approve the operation plans and budgets submitted by direct reports.
- Plan, direct and prioritize elevator modernizations with area manpower needs and ensure operations are efficient and cost‑effective; supervise project managers and use project management software and other scheduling tools.
- Visit jobsites to survey and advise on modernization job progress. Troubleshoot problems with operations managers and mechanics, perform quality audits and meet with contractors to review progress.
- Develop and maintain strong working relationships with customers.
- Implement and oversee strategic fade initiatives. Review and participate in bids of large or complex modernization jobs to ensure profitability. Attend pre‑bid meetings with sales representatives and provide technical input to calculate labor and material costs. Maximize growth and profitability while leading and managing operations functions.
- Assist with and approve change orders, purchase orders, elevator turnover authorizations, accounts receivable, write‑offs, credits and other necessary approvals. Maintain strong familiarity of company products by attending company training classes and reviewing factory equipment updates and supplier goods. Have a strong understanding of TK Elevator, its area and company mission and objectives, ethical standards and code of conduct. Maintain up‑to‑date knowledge of all federal, state and local elevator industry code requirements.
- Prioritize and support all US Field Operations and Area initiatives and support the execution of initiatives and processes within the area and branches. Actively participate in branch coordination meetings; interface with corporate departments, including legal and labor relations, and collaborate with the factory as the main point of contact for area modernization.
- Possible direct project field crew oversight or project responsibilities on special tasks or projects.
- Perform other duties as assigned.
- Bachelor's degree is required; IUEC (full mechanic) will be considered in lieu of degree.
- 10+ years in upper‑level management in the elevator or related industries, preferred.
- Ability to define problems, collect data, establish facts and draw valid conclusions.
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and deal with several abstract and concrete variables.
- Requires a valid driver’s license and a satisfactory Motor Vehicles Report.
Salary range for candidates located in Cleveland/Columbus is $190,000–$247,000. The role offers a car allowance, fuel card, and annual incentive program.
