Assistant Community Manager

We are seeking an experienced and results‑driven Assistant Community Manager to oversee leasing operations at our affordable housing community governed by HUD/Section 8 regulations. The role includes marketing efforts, application processing, income verification, renewals, and coordination with property management to maintain accurate records and meet occupancy goals. Ideal candidates have a strong understanding of tax credit housing, Fair Housing laws, and affordable housing compliance.

Essential Duties
  • Assist with the management of affordable housing/Section 8 compliance, certification, and recertification programs for HUD.
  • Maintain property waiting list.
  • Coordinate on‑site data collections and processing of resident information.
  • Schedule resident recertification interviews and follow through to completion.
  • Ensure proper calculation of income, assets, rent levels, etc.
  • Assist manager with accounts receivables and account payables.
  • Coordinate apartment inspections and create work requests.
  • Assist residents with inquiries.
  • Maintain resident files in accordance with company and regulatory policies.
  • Assist office staff with other tasks, including rent collection and social activities.
  • Assist with other administrative and leasing tasks.
  • Perform other duties as assigned by management.
Job Requirements
  • At least 2 years of previous property management experience in the affordable housing industry.
  • 2+ years of experience in HUD/Section 8 compliance, certification, and recertification.
  • Excellent and premier customer service orientation.
  • Ability to perform job duties with limited oversight in a fast‑paced environment.
  • Excellent verbal and written communication skills.
  • Accounts receivable and collections experience.
  • 2 years of recertification experience or professional certification such as Certified Occupancy Specialist or other HUD/Section 8 designations.
  • Attention to detail and ability to work independently on assignments.
  • Proficient in Word, Excel, Outlook, One‑Site Property Management Software and Internet.
Education and Experience

High school or GED. Ability to read and write English fluently, perform intermediate mathematical functions, and understand and use resident management software functions.

A minimum of two years of experience in residential property management.

Attendance and Travel Requirements

The position requires working any of the seven days of the week, 52 weeks a year, with potential overtime and on‑call duties. Travel may be required at times to attend owner gatherings in the general vicinity of the property or in another state, and to attend certain resident events held after hours.

Computer Skills
  • Basic knowledge of computers.
  • Ability to use Outlook and One Site/Yardi.
  • Intermediate knowledge of Microsoft Suites.
  • Basic internet knowledge.
Physical Demands

Capable of physically accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights up to 50 lbs independently and 100 lbs with assistance.

Compensation

This role is non‑exempt and has an anticipated pay rate of $26.44 for a new employee, depending on experience, qualifications, knowledge, and other job‑related factors. The position may earn discretionary and/or performance‑based bonuses on a spot or annual basis.
