Job Description
As a Property Manager, you will be responsible for overseeing the day-to‑day operations of apartment communities, ensuring they operate efficiently and profitably. You will focus on providing exceptional customer service to residents while maximizing the property’s revenue potential. The position reports directly to the Regional Manager.
Responsibilities- Manage all aspects of property operations, including leasing, rent collection, maintenance, and resident relations.
- Develop and implement effective marketing strategies to attract and retain residents.
- Conduct thorough market research to determine rental rates and implement strategies to maintain competitive pricing.
- Hire, train, supervise, and motivate a dedicated team of leasing consultants, maintenance technicians, and administrative staff.
- Collaborate with the maintenance team to ensure timely completion of work orders, move‑ins, make‑ready and maintenance requests.
- Oversee the lease renewal process, negotiate lease terms, and strive to maximize resident retention.
- Conduct regular property inspections to ensure compliance with company standards and local regulations.
- Maintain accurate records of financial transactions, prepare budgets, and analyze financial performance.
- Resolve resident concerns and maintain a positive community atmosphere.
- Valid driver’s license.
- Previous experience as a Property Manager in the multifamily apartment industry is highly preferred.
- High school diploma is a must; post‑secondary education in business or property management is preferred.
- Excellent computer, verbal, math, and reasoning skills.
- Strong negotiating and sales abilities.
- Strong leadership, interpersonal, and organizational skills.
- Effective time management and attention to detail.
- Knowledge of Microsoft Excel, Word, and other Office products.
- Knowledge of Internet, email, and social media for community marketing.
- Knowledge of property management software (e.g., Onesite, Yardi, Real Page, Knock, Rent Cafe, Resman).
- Knowledge of business practices and principles.
- Ability to handle multiple projects and tasks.
- Ability to cope with stress in a composed manner.
- Ability to respect and maintain confidentiality.
- Ability to provide timely and accurate responses to clients, the Regional Manager, and the accounting department.
- Ability to work independently and collaboratively in a team environment.
