As the Property Set Up/Lease Up Manager, you’ll lead the successful launch of newly developed and constructed properties—from the transition out of construction through lease‑up and stabilization. You’ll partner across teams to ensure each site is fully set up for leasing, staffed appropriately, and positioned to hit occupancy targets efficiently and on time.
What You’ll Do- Lead training for new site teams: Coordinate and deliver hands‑on training for newly hired or newly assigned property teams, ensuring they have the tools and knowledge to succeed in lease‑up environments.
- Collaborate across departments: Partner closely with Construction, Marketing, Accounting, Portfolio Management, IT, Collections, and Compliance to ensure smooth property set‑up and readiness for leasing and occupancy.
- Conduct unit walks for acceptance: Participate in site and unit walks with construction for unit acceptance, ensuring quality control, compliance measures, and proper transition to property operations.
- Drive staffing and lease‑up goals: Ensure each property is properly staffed and operationally prepared to meet and exceed lease‑up goals. Track occupancy progress and support leasing performance.
- Support full property set‑up: Ensure readiness across all leasing and operational components—marketing materials, leasing office setup, resident services, and maintenance systems.
- Support unit leasing and pre‑leasing: Help leasing teams exceed proforma occupancy by pre‑leasing units ahead of construction acceptance when possible.
- Compliance and reporting: Support adherence to company policies, regulatory requirements, and financial procedures. Maintain accurate reporting on leasing progress, unit readiness, and performance.
- Train, mentor, and develop teams: Provide ongoing coaching on lease‑up processes, sales techniques, compliance, and customer service excellence.
- Travel for on‑site assignments: Travel to multiple properties (including out‑of‑state) for project‑based support, training, and site assessments. On‑site presence is required.
- Other duties as assigned: Contribute where needed to support successful openings and stabilized operations.
- 5+ years of experience in property management or a related field.
- Proven leadership experience training and supporting site teams in lease‑up environments.
- Strong communication, organization, and relationship‑building skills.
- Ability to collaborate effectively across teams including Marketing, Accounting, Construction, IT, Portfolio Management, and Compliance.
- High attention to detail with strong problem‑solving and critical thinking skills.
- Ability to manage multiple projects, priorities, and deadlines.
- High school diploma or equivalent required (Associate’s or Bachelor’s degree preferred).
- Prior experience in lease‑up or property set‑up roles required.
- Proficiency in Microsoft Office (Excel, Word, Outlook) and property management software.
- Yardi proficiency required.
