Field Technician – Tenant Turn

You're entrusted with a portfolio of single-family home units and a key role in expedited tenant turns.

• Perform tenant turn procedures, including move‑out inspections, key exchanges, and property condition assessments.
• Coordinate physical move‑outs and oversee contractor work to ensure compliance with our standards.
• Inspect completed work to verify it meets specifications and quality standards.
• Attend eviction property set‑outs and eviction hearings when required.
• Perform self‑work at properties using appropriate tools and ladders following established processes and guidelines.
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.

• High School diploma or GED (preferred); two years of experience in residential/property maintenance or equivalent education (or five years of experience).
• Familiarity with basic hand and power tools.
• Experience with Apple iPad, HVAC, Resco, and CRM (preferred).
• Valid driver’s license.
• Universal EPA Certification or HVAC Type II Certification (preferred).
• Proficiency in Microsoft Office (Word, Excel, Outlook).
• Knowledge of OSHA safety methods.
• Excellent verbal and written communication, time management, and problem‑solving skills.
• Ability to multitask, exercise discretion and independent judgment, work in a team, pay close attention to detail, and adapt to a changing environment.
• Proficiency in English and basic measurement/calculation skills.
• Physical ability to lift up to 300 lbs. and manoeuvre or carry 75 lbs. to waist or shoulder height, and 20 lbs. above the head.
• Capability to operate a motor vehicle and climb ladders (A‑frame and extension) for tasks such as tree trimming and roof gutter maintenance.

The anticipated pay range for this position is $28.00 to $32.00 hourly. Starting base pay within this range will depend on geographic location, education, training, skills, and relevant experience. The position is eligible for quarterly bonus payments.
