Estimating Manager 1 – Commercial Construction Job Description Job Summary

We are seeking an Estimating Manager 1 with strong commercial construction estimating experience to prepare accurate cost estimates for competitive bids and negotiated proposals. The role will support preconstruction activities, subcontractor/vendor coordination, quantity takeoffs, scope development, value engineering, and cost optimization.

The ideal candidate will have 3+ years of construction estimating experience, preferably 5+ years of total construction experience, with strong knowledge of commercial construction, construction drawings, specifications, estimating software, and subcontractor bid coordination.

• Prepare complex cost estimates for competitive bids and negotiated proposals.
• Perform quantity takeoffs and quantity surveys from project plans and drawings.
• Read, interpret, and outline construction plans, drawings, and specifications.
• Develop and maintain accurate estimate documentation and audit trails.
• Coordinate vendor and subcontractor pricing and bid solicitation.
• Develop scopes of work for various construction trades.
• Distribute plans and specifications to vendors and subcontractors.
• Coordinate bid-day activities, bid summaries, general requirements, and procurement presentations.
• Identify and track value engineering and cost-saving opportunities.
• Collaborate with project management, operations, field teams, vendors, subcontractors, and clients.
• Assist with project logistics, staging, phasing, and scheduling during preconstruction.
• Support estimating for self-perform work and labor productivity.
• Assist with analysis of building components and MEP systems.
• Develop General Requirements estimates.
• Identify opportunities to improve project profitability.
• Prepare professional and comprehensive estimating deliverables.
• Provide training and mentorship to other team members.
• Apply Lean construction principles and processes to estimating and preconstruction activities.

• 3+ years of construction estimating experience.
• Preferably 5+ years of total construction experience.
• Strong experience in commercial construction estimating.
• Experience with quantity takeoffs / quantity surveying.
• Ability to read and interpret construction drawings and specifications.
• Experience with subcontractor and vendor bid solicitation.
• Strong understanding of construction means, methods, and field operations.
• Knowledge of construction trades and scopes of work.
• Experience with construction estimating software.
• Strong Microsoft Excel and MS Office skills.
• Knowledge of self-perform estimating and labor productivity.
• Ability to develop General Requirements estimates.
• Strong communication, presentation, collaboration, and relationship-building skills.
• Valid and unrestricted driver's license.

• Bachelor's degree in Construction Management, Engineering, or a related field.
• Experience with Revit, Lens, and/or ASE.
• Knowledge of Lean construction principles.
• Experience with value engineering and cost optimization.
• Field construction or project operations exposure.

5+ years preferred

Minimum: 3+ years of construction estimating experience

Bachelor's Degree – Preferred

Construction Management, Engineering, or related field.
