The Project Manager 4 manages the overall project direction, completion and financial outcome for assigned projects. Responsible for directing and mentoring on‑site staff. The position requires business management acumen and must demonstrate strong leadership, organizational, time management, communication and client service skills.

• Practices implementation of Operation Zero and all Manhattan safety policies.
• All qualities/responsibilities of a Project Manager 3, plus:
• Leads strategy for difficult Change Order negotiations with subcontractors.
• Leads claims resolution.
• Directs/leads procurement process.
• Oversees procurement efforts – leads preparation of subcontracts/bid packages.
• Oversees project close‑out.
• Oversees management subcontractor performance to ensure outcomes.
• Reviews monthly project status reports.
• Leads risk management strategies on projects.
• Leads strategy in notifying owner to avoid risk‑taking on the project for liens and claims.
• Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.
• Other duties as assigned.

• Has completed OSHA 30‑Hour Safety Certification and First Aid & CPR Training and Certification.
• Effective communicator.
• Computer knowledge and efficiency, including Microsoft Office products.
• Proven experience with Manhattan document control and schedule software.
• Thorough understanding of the industry.
• Strong written and verbal communication skills.
• Good math/accounting skills.

• Bachelor’s degree in Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one‑to‑one basis.
• 12 years of industry experience.
• Proven ability to manage multiple projects in excess of $50 million.
• Must have project experience in K‑12 and institutional sectors. Healthcare project experience is a plus.

• Must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
• Ability to physically stand, bend, sit for long periods, and squat throughout the day.
• Ability to repeat the same movements.
• Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
• Ability to compose, send, and reply to emails and written correspondence.
• Must be able to lift, pull, or move up to 50 pounds at a time.
• Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid driver’s license).
• Exposure to characteristic construction site hazards.
